Answer · Move-outs & deposits

What do I do after winning an eviction case?

The short answer

A possession judgment does not mean the landlord may immediately remove people or belongings. Follow the court's current enforcement process, including any stay, required writ and authorized officer involvement.

Read the actual order

Confirm what the court awarded, deadlines, stays and next filings. Possession and money claims may require different enforcement steps. Ask the clerk about procedure and counsel about the legal effect.

Plan the lawful handover

Coordinate only through the authorized process. Review access, property storage, deposit accounting and outstanding balances separately. Keep dated records of the condition and any keys returned.

Example: judgment but no possession

A hearing ends in your favor, but enforcement has not occurred. Do not change locks simply because the judgment was entered. Verify the next permitted step and any stay before acting.
