Common questions

A few things to know.

Explore coverage
Who pays for the screening?

The payer and confirmed fee are shown before payment. Payer choices depend on the service and applicable local rules.

How does a paid landlord plan affect the fee?

Any applicable discount is shown with the confirmed fee before payment.

Does employment history verify income?

Credit reports can contain employment history. That history does not verify current employment or income. Separate verification is included only when explicitly offered.

When will the results be ready?

Timing depends on the selected checks, applicant completion and report processing.

Can I look at a report before getting started?

Yes. Open the sample report to explore the format.

Do I need an application or only a screening report?

Use the screening request guide to choose an application and screening invitation, or a report-only request when someone applied elsewhere. Confirm the applicant, rental, offered package, certification and payer. An invitation, submitted application, payment, processing and available report are different stages. Review an existing request and its recovery options before creating another.

Can I customize rental application questions?

Follow application customization. Review the offered background choices, notes, acknowledgements and displayed custom-question limit, save the questions and preview the saved form. These settings apply across applications and differ from pre-screener questions. Check relevance, applicable requirements and accommodation needs; a saved question does not establish legal permission or an automatic applicant decision.

Does a free account include every report or application fee?

No. Review the actual offered package, price, payer and checkout terms using the payer instructions. A subscription, application and screening purchase have different records. Review the rental state's screening guidance and its official sources for advance disclosures, charges, report reuse and refund requirements, then confirm local rules before imposing a fee. Do not assume another platform's fixed fee, payer choices or refund policy applies to Rentari.

What should I do with a disputed report or an unfavorable decision?

Read the report source, applicant match, date and actual coverage. Pending, restricted, unavailable and not included differ from an available search returning no records. Use the report-error instructions and the listed reporting company's correction channel; editing an application does not rewrite a produced report.

If consumer-report information contributes to a denial or other unfavorable terms, follow the notice process. Using a credit score adds written or electronic disclosures. Read the FTC landlord guidance and applicable local requirements. A report or software summary does not make the decision or certify compliance.

How should I compare application and screening platforms?

Compare Rentari with each provider separately, using the same rental, application questions, offered report package, consent and payer. Start with Rentari vs TurboTenant, Rentari vs Avail, Rentari vs Zillow Rental Manager, Rentari vs RentSpree or Rentari vs TenantCloud. Verify current plan access, fees, returned coverage, source, dispute process and the application handoff. A free-account label, accuracy percentage or source ranking does not establish the better rental decision.

Who makes the rental decision?

You do. The report provides information to support your review.

What if a credit freeze is mentioned or a report is delayed?

Read the existing request status and the reporting company's instructions before creating another paid order. Use the report-error guide to identify the request and the actual next step. CFPB's freeze guidance distinguishes tenant screening from requests for new credit; do not assume a freeze blocks every report.

A freeze or fraud alert is a consumer-protection tool, and an unavailable result is not an unfavorable finding. Applicants should use the reporting company's verified secure process for any required action. Keep passwords, freeze PINs and full identity records out of ordinary messages.

How should I protect applicant information and screening reports?

Use the current request flow for the information and authorization actually required. Keep full identity details and report copies out of general messages and shared notes. Limit access to authorized rental review, keep only necessary records and follow applicable retention and secure-disposal requirements. Use the screening-record privacy guide for documents and the correction guide to identify an issue using its request reference rather than exposing the whole report. A fictional public sample is not an applicant's report.
