How long should it take to fill a vacancy?

The short answer

There is no dependable universal deadline. Time to fill depends on local demand, the property, asking rent, availability and how effectively you handle inquiries and showings.

Measure each stage

Record the date the advertisement became live, inquiry dates, showings, completed applications and the lease start. This separates a visibility problem from a scheduling or application problem. Count empty days separately from days advertised before turnover.

Find the bottleneck

Few inquiries suggest reviewing exposure, price and presentation. Many inquiries but few showings may point to unclear details or scheduling friction. Showings without applications call for a closer look at the condition, terms and questions prospects raise.

Compare the cost of changes

Estimate the cost of another vacant period against a justified pricing change or repair. Use your own numbers and current comparable rentals. Avoid assuming that a lower rent alone will solve an inaccurate listing or an inaccessible showing process.

Your next-step checklist

  • Track dates through lease start
  • Separate inquiries from completed showings
  • Inspect the weakest stage
  • Compare vacancy costs before changing terms
