The short answer
Compare financing options against your income, existing obligations, property performance and reserve needs. Approval criteria and terms vary; a first successful purchase does not guarantee the same financing for the next one.
On this page
Gather reliable records
Prepare current debt statements, leases, tax information and property income and expense records requested by the lender. Distinguish gross rent from the income the lender will actually recognize.
Compare complete terms
Review rate, amortization, fees, reserves, prepayment conditions and any recourse or collateral requirements. Stress-test both properties together if borrowing against the first helps fund the second.
Example: cross-property risk
Using equity from one rental may add debt payments even if the new property is vacant. Model that combined cash obligation before treating available equity as cost-free funding.
