The short answer
BRRRR describes buying, rehabbing, renting, refinancing and repeating. It is a financing and operating sequence whose outcome depends on execution, valuation, lending terms and cash reserves, not a guaranteed way to recover all invested cash.

Underwrite each stage
Verify lawful use, renovation scope, permits, rental demand and financing requirements. Include holding costs and contingencies, and confirm refinance eligibility with the lender rather than assuming a future appraisal.
Plan for a failed refinance
Model lower valuation, higher rates, delays and less cash returned than expected. Keep enough liquidity to operate the property if the next purchase must be postponed.
Example: appraisal below plan
Renovation finishes on budget, but the lender's valuation supports a smaller loan. The property may still operate, yet less equity is released. Evaluate that scenario before committing funds needed elsewhere.
