The short answer
Use a rental tour to confirm costs, condition, access, and the lease terms. Record the answers so you can compare homes without relying on memory.

Ask about the complete cost
What is the monthly rent, and which recurring charges are required? Who pays water, trash, electricity, internet, parking, and insurance? What is collected before move-in, which amounts are refundable, and when are they due?
Ask how concessions work and what the rent becomes afterward. Check whether the advertised unit and the unit offered have the same price. Request a written cost breakdown rather than estimating from a headline rent.
Confirm payment methods and charges
Which payment methods are accepted, and what does each cost? Is there an accessible alternative if the online portal is unavailable? Ask when a payment is considered received, how you obtain a receipt and who investigates a pending, returned or misapplied payment.
Ask for the actual late-payment terms, including any applicable grace period and charges, and check them against current local rules. Confirm the due date and method in the written agreement. If a longer term or another concession is offered, ask for its full cost and conditions in writing rather than assuming a discount will be available.
Check the home you will actually occupy
Ask which appliances are included, how heating and cooling are controlled, and which existing defects will be repaired. Look at storage, laundry, access, lighting, and the trip to work or school. Confirm any shared-space or moving restrictions.
Ask how emergencies and ordinary repairs are reported, who can enter, and how notice is provided. Verify a specific accessibility need through the appropriate accommodation process. A staged unit or a photograph may not show the condition of your unit.
Agree on cleaning, repairs and entry
What cleaning and repairs will be completed before handoff, by whom and by what date? Ask how you will record the actual move-in condition and report an unfinished item. Keep written commitments and dated condition records; a verbal promise is difficult to compare with the eventual result.
Who receives routine repair requests, what emergency route operates outside ordinary hours and how will you receive updates? Ask how access is arranged, who may attend, how notice is delivered and what current local entry rules apply. A response-time estimate is different from a legal repair deadline. Confirm who is responsible for each maintenance task without accepting a blanket transfer of the housing provider's obligations.
Clarify everyday use of the home
Ask what approval is needed for painting, wall attachments or other alterations, and whether restoration will be required. Keep disability-related modifications and accommodation requests on their appropriate reviewed path rather than treating them as ordinary decoration.
Confirm guest, noise and shared-space rules; explain a practical question without requesting an exception to a rule you have not read. For parking, identify the actual assigned space, additional costs, permits and availability instead of relying on a photograph. Ask where rubbish and recycling belong, when collections occur, and how bulky items are handled. Check laundry, storage and moving-access arrangements that matter to your household.
Understand animals and insurance
For ordinary pets, ask which animals require approval, which conduct rules apply and what lawful upfront or recurring charges are proposed. Distinguish refundable money from a fee or recurring rent. A no-pets clause does not by itself resolve a disability-related accommodation request.
Ask whether renters insurance is required, the specified coverage and limits, how proof is submitted and what happens at renewal. Read the insurer's actual terms and exclusions; a landlord's requirement does not describe everything a policy covers. Confirm whether the quoted premium is included in the advertised total or purchased separately.
Review the agreement and the application process
Ask about the term, renewal, occupants, guests, animals, subletting, and early departure. Confirm application requirements and charges before providing sensitive documents. Ask where documents are stored and how you will be notified of the outcome.
Keep the listing, cost information, written answers, and signed agreement. Confirm an agent's authority and see the property before paying. If the owner promises a repair or exception, request an appropriate written agreement.
Ask for the decision timeline, written qualification criteria, required documents, guarantor requirements and refund terms before applying. Confirm how to submit records securely and whether approval still depends on a ready unit and a signed agreement.
Ask about renewal and an early departure
Is the offered rent fixed for the stated term, and what lawful process applies to a proposed change or renewal? Ask when renewal information arrives and what notice each party may need to give. An expectation that renewal will be offered is different from a written contractual right.
If you need to leave early, what process, costs and legal rights apply? Ask whether a sublet, assignment or replacement applicant may be considered, who approves it and which obligations would remain. Do not assume finding another occupant releases you or that a stated fee applies to every protected early-termination situation. Check uncertain terms against the actual property's current rules.
Compare written answers before committing

Use one copy for each home and record the answer, its source and the item still needing clarification. It is reasonable to reconfirm a listing's cost, features or pet terms when the actual offer is unclear. Ask for the written qualification criteria and next steps rather than a description of an ideal tenant.
Research the location's transport, proposed works and official building or inspection records where available. Verify the property's address and the writer's authority independently. A commercial neighborhood score, online review, video or completed tour does not guarantee condition or prove an advertiser's authority. Resolve a conflict between the listing, answers and agreement before signing or sending sensitive records.
