Property Management Software for Miami Landlords
Miami rentals include condos, apartments and detached homes, with different building, association and maintenance responsibilities. Start with the property's actual rules and condition before comparing rents or preparing a lease.
Rentari keeps applications, payments, documents and maintenance intake in a software workspace. Local decisions, physical inspections and completed repairs still need an accountable owner and qualified people.
What Miami landlords deal with
Build a dated Miami rent comparison
Compare homes in the same area with similar bedrooms, property type, condition, furnishing and lease duration. Record the observation date and source, and distinguish advertised asking rents from documented signed lease prices.
- Check comparability. Note interior area, amenities, parking, association restrictions and material differences. Identify duplicate advertisements before counting observations.
- Record cost and term. Separate base rent, required recurring charges, included utilities and concessions with their duration. Keep long-term and short-stay observations separate.
- Describe the sample. State the number of comparable properties and time window. A small set or a changed mix of listings does not establish a citywide trend.
Download a blank Miami rent-comparison worksheet (CSV). It supplies fields for your observations, not market prices. The dated rental-research guide explains medians, ranges and sample limitations. HUD's annual rent documentation offers housing-program benchmarks; select the appropriate area and fiscal year and check the methodology. Those benchmarks and current asking-rent samples measure different things. Rentari does not publish an original Miami rent series here.
Check local and association requirements
Confirm the property's governing authority instead of relying on its mailing address. For a property in the City of Miami, consult the official business-licensing resources and ask which use, license and inspection requirements apply to the proposed rental. A short-stay operation needs separate verification.
Obtain current applicable association documents before setting a start date. Record application steps, lawful fees, review timing and move-in procedures. Explain relevant requirements consistently, protect applicant records, and distinguish your decision from an association's separate review.
Prepare a storm communication and repair plan
Miami-Dade Emergency Management links to storm-surge planning zones, preparation and evacuation assistance. Use the county's evacuation guidance and current official announcements for actual orders and open facilities.
- Before a storm: arrange qualified building-system preparation checks, keep insurance and property records accessible, and explain the reporting route and association responsibilities.
- During an alert: share current official information and a reachable contact. A software task plan cannot determine whether a home is safe to occupy.
- Afterward: follow official safety directions before access, document reported damage when safe, arrange qualified assessment and approved repairs, and keep residents updated.

The big three in Miami
Cooling and moisture reports need follow-through
Give residents a clear route to report cooling failures, leaks or moisture concerns. Record the issue and arrange qualified assessment, lawful access and repairs according to its urgency. A logged request records intake; confirm that someone reviews it, the actual work is completed and the resident receives an update.
Storm plans need current information
Keep preparation tasks, insurance records and emergency contacts accessible before an alert. Direct residents to current county announcements and evacuation instructions. After a storm, document damage only when safe and coordinate qualified help. Software records support the process; they do not predict conditions or replace official safety directions.
Association review needs its own timeline
Obtain applicable documents before promising a move-in date. Record who submits each item, any lawful fee and the expected review step. Coordinate the lease start, building access and move-in booking. A completed screening report or e-signature does not itself establish association approval.
How Rentari supports your Miami rentals
Rent collection, application screening and e-sign and lease records keep rental information together. Verify proposed terms against current Florida requirements and applicable property rules before signing.
Luna by Phone and maintenance triage support reporting and an approval workflow. The owner arranges and verifies physical work. Accounting records help you review payments and expenses. This page provides software and written guides; it does not supply a licensed Miami management team, tenant placement, court representation or a guaranteed vacancy result.
Arrange repair access under the current Florida rule
Florida's landlord-access statute defines reasonable notice for repairs as at least 24 hours, with a reasonable repair-entry time of 7:30 a.m. to 8:00 p.m. Other access circumstances, including emergencies and tenant consent, have separate conditions. Check the actual purpose and circumstances; a work order does not create permission to enter.
Florida lease resources
Review the Florida lease agreement, check the Florida landlord-tenant law guide, and select documents for the tenancy from the landlord forms library.
