Prepare your Arizona lease

Complete the parties, home, term dates, rent, due date, deposit, utilities, occupants and attachments before signing. Use the blank preview to review the structure, then check the actual property facts and completed terms rather than relying on a state label alone.

What to review before signing

Review the required disclosures, including the manager and notice contacts, written information on access to the Act, fee purposes and move-in materials. Check applicable bed bug, lead and other property-specific information, plus shared-utility terms where relevant. Complete remaining blanks and exchange signed copies.

Identify refundable and non-refundable amounts and state each non-refundable purpose in writing. Review the security and prepaid-rent rules, and retain the condition form, photographs and payment records. For the return process, check the termination, possession and demand requirements and the exclusion of weekends and legal holidays; do not treat the headline day count as an unconditional calendar deadline.

Keep entry, rent changes, breach notices and ending a periodic tenancy separate. Check the applicable timing, rental date and delivery for the actual event. Review renewal and early-ending terms without assuming a tenancy notice also authorizes a lockout.

Retain the signed lease, attachments, move-in and move-out inspection records and payment history. Identify later written changes and make sure both parties can find the current contacts and terms.

Identify the recurring rental period. If the agreement is month-to-month, state the start date, periodic rent date, payment terms and notice-delivery details. For an ordinary monthly ending, the Arizona periodic-tenancy rule uses written notice at least thirty days before the periodic rental date specified in the notice. Review receipt, delivery and applicable protections before setting the end date; thirty days from sending a message may not reach the correct rental date.

Keep rent changes and ending notices distinct. Plan a proposed monthly rent change in advance of the periodic rental date, reviewing the usual thirty-day lead time and any longer contractual requirement. State the new amount, effective date and permitted charges clearly, and retain delivery evidence with the current lease. Check fixed-term amendment rights, special housing rules and protected circumstances separately rather than treating a recurring monthly arrangement as unrestricted authority to change every term.

Define the room, shared areas and payment shares. Identify the bedroom, furnishings, storage, keys and any parking included, then describe access to the kitchen, bathroom, laundry and outdoor areas. State who signs with the landlord, who pays rent and how shared utilities and deposits are allocated. If a tenant plans to sublet, review the main lease and obtain any required written permission. Keep that approval and the room’s condition record with the agreement.

Make shared living practical and private. Put cleaning, kitchen and bathroom storage, laundry, guests, quiet hours, smoking and repair reporting in a signed house-rules attachment. Distinguish common-area use from entry into a private room and review applicable notice and consent requirements. A roommate side agreement should not be assumed to change the landlord’s lease or release a departing signer. Retain payment and allocated expense records, document approved replacements and amendments, and use the appropriate notice, deposit-accounting and possession process when occupancy ends.
