Prepare your Idaho lease
Confirm the home, parties, occupants, term, rent, due date, utilities and other charges before signing. Read the completed agreement with its attachments, put promised work in writing, and keep a signed copy for each party.
What to review before signing
Complete contact details for maintenance requests and formal notices, and review applicable lead materials for the property. Record the starting condition with photographs, existing damage and agreed repairs. Describe the rent and fee arrangements clearly so a late-fee policy is not mistaken for a different payment due date.
State what the deposit secures and keep the payment record. Review any separate-account requirements for third-party management for the actual arrangement. For deposit accounting, twenty-one days after surrender is the default when no period is agreed; an agreed period cannot exceed thirty days. Keep the signed itemization, supporting expenditures and refund record, and distinguish ordinary wear from permitted deductions.
Write practical entry terms, including notice, purpose, scheduling and emergencies. Review rent changes, fixed-term renewal, breach notices and ending a monthly tenancy separately. Do not use a single thirty-day summary for every notice or assume that every calendar month has the same length.
Keep repair communications, a forwarding address and later written amendments with the signed packet. Check protected early-ending circumstances and lawful possession procedures before acting. The Idaho Attorney General's tenant guidelines and Rentari rental-law guide provide a starting point for the details that apply.
Define the recurring monthly term. Record when each rental period begins, the rent due date and which terms continue from an earlier agreement. Review the one-month written ending-notice rule for the actual tenancy and keep it distinct from landlord nonrenewal requirements. Do not replace a calendar month with a flat day count without checking the dates. Retain the notice, delivery record and move-out arrangements, and use lawful possession procedures if occupancy is disputed.
Give rent changes their own lead time. For residential rent increases, plan written notice at least 30 days before the proposed effective date, rather than using an older 15-day summary for other changes. Identify the new amount and first affected payment, review the agreement and applicable housing-program restrictions, and keep the written proposal and any accepted amendment. A notice period alone does not authorize changing an agreed fixed-term rent. See the Idaho rent-change guide.
Define the room and shared costs. Identify the private bedroom, included furniture and shared kitchen, bathroom, laundry, parking or storage access. Name the people signing the lease with the landlord and keep any separate housemate agreement consistent with it. Record rent, deposits, utility shares and payment dates. Confirm permission required under an existing lease before offering the room, and retain a starting inventory and condition photographs.
Put household rules and access arrangements in writing. Agree on guests, quiet hours, cleaning, pets and shared supplies before move-in. Describe repair-reporting contacts and how visits to the private room will be requested and scheduled, subject to applicable requirements and emergencies. Common-area use does not make private space freely accessible. Record approved occupant changes and revised cost shares; use the Idaho rental-law guide for notice and possession questions rather than treating a house rule as a removal process.
