Prepare your Kentucky lease

Start with the property’s city and county. This form is prepared for jurisdictions that have adopted Kentucky’s Uniform Residential Landlord and Tenant Act (URLTA). Confirm the rules that apply to the actual address before relying on the template or a statewide summary.

What to review before signing

Match the parties, unit, term dates, rent period and due date, permitted charges, deposit, utilities, occupants and attachments. Identify the manager and the person who receives formal notices. Review the disclosure guidance and applicable federal and local materials, including lead information for a covered older home.

Where URLTA applies, prepare the separate deposit account information and the initial damage listing before taking a deposit. Let the tenant review the condition record and retain agreed changes. State the refund process in the lease instead of assuming that a single return deadline fits every situation.

Keep entry, rent changes and ending a periodic tenancy separate. Review renewal terms and any early-ending provision before signing. Retain the completed agreement, attachments, condition records and payment history, and put later agreed amendments in writing.

For a month-to-month arrangement: this residential preview does not by itself select a monthly term. Check that the completed document states the recurring rental period, start date, rent due date and continuation terms without a conflicting fixed end date. Use the monthly versus fixed-term comparison when deciding which arrangement fits.

A rent increase changes the payment terms; a termination notice ends occupancy. Check the applicable rule, lease terms, delivery and effective date for each. In a URLTA locality, the monthly termination rule calls for written notice at least 30 days before the periodic rental date named in the notice; outside those localities, check the different rules in the Kentucky guide. Do not treat that termination period as a universal rent-increase rule.

For a room rental: identify the private room and the kitchen, bathroom, storage, parking or other areas the tenant may share. State the utility allocation, access and privacy arrangements, guest rules, upkeep and responsibility for shared damage. This standard residential preview does not automatically define a room or supply those house-specific terms.

Distinguish a lease with the owner, a permitted sublease and a household agreement between roommates. Check any underlying lease and required consent; a roommate agreement does not replace the tenancy agreement. Record the room’s and shared areas’ condition, check the actual locality’s rules, and use the room-rental preparation guide before completing the documents.
