Prepare your Minnesota lease

Prepare the signing packet for the actual home, parties, occupants and term. Reconcile the first-page figures, lease provisions and attachments, and give each signing tenant who occupies the home a copy of the completed written agreement.

What to review before signing

Check the first-page Total Monthly Payment: rent plus every nonoptional fee, with utility inclusion clearly stated. Match the dates and any partial-month proration to the intended tenancy rather than leaving contradictory term fields. Keep a clear payment schedule and any agreed fee timing with the signed packet.

Complete manager and notice-agent details and review applicable lead materials, shared-utility billing attachments, foreclosure or cancellation information and outstanding inspection or condemnation orders. Provide the required handbook-availability notice. The Minnesota Attorney General's lease guidance explains these preparation and disclosure questions.

Give the required inspection-option notices and retain condition records, photographs and promised repairs. Check local deposit limits, assistance-animal terms and interest accounting. For deposit return, keep a mailing address or delivery instructions, supporting costs and the refund record; review the three-week rule with its triggers and any special condemnation deadline.

Review entry purpose, notice and scheduling separately from rent changes, breach notices and ending a periodic tenancy. Check automatic-renewal notices and early-renewal limits for a fixed-term agreement, plus applicable local and protected-rights requirements. Keep repair requests and later written changes, and use the Minnesota rental-law guide before taking action.

Map the recurring period before selecting an ending date. Record when the monthly arrangement begins, when each rental period starts and which earlier lease terms continue. If the lease does not specify an ending-notice requirement, the state handbook calls for written notice one full rental period plus one day before the tenancy ends. Check the actual dates, agreement and applicable protections rather than using “about a month” as a deadline. Retain the notice and delivery record, and separately arrange keys, condition review and a forwarding address.

Give a rent proposal a clear rental period. Identify the new amount, first affected payment and any changed nonoptional charges. Minnesota’s handbook describes proper written rent-increase notice for a periodic tenancy as one rental period plus one day. Review any longer agreement notice, local rent-stabilization requirements and housing-program restrictions before selecting the effective date. Keep fixed-term rent provisions separate, consider prohibited retaliation or discrimination, and retain the proposal and any accepted amendment. See the Minnesota rent-change guide for related context.

Define the private room and shared services. Identify the room, supplied furniture, storage and parking, then list the common facilities available to the resident. Confirm who signs the rental agreement and any consent required under an existing lease. Record the rent contribution, nonoptional charges and how shared utilities are calculated, keeping those figures consistent with the first-page Total Monthly Payment and applicable billing attachments. A separate household cost-sharing record should support, rather than contradict, the landlord's agreement.

Plan shared living and private-room access. Agree on cleaning, guests, quiet hours, pets, shared supplies and repair contacts. Record the condition of the room and relevant shared areas, including any promised work. Explain the purpose, notice and scheduling process for maintenance or inspection access to the private room, with emergencies addressed separately. Keep agreed changes when residents join or leave, and review the applicable notice, possession and belongings procedures before responding to a disputed departure.
