Prepare your Missouri lease

Complete the agreement for the actual home, parties, occupants, term, rent, payment dates, utilities and charges. Review the lease with its attachments, put promised work in writing, and retain signed copies for both parties.

What to review before signing

Complete the written manager and owner or notice-agent information and review applicable lead materials. Check known methamphetamine-production history, contamination reports and the disclosures required for the property rather than relying on a generic state label. Keep the supplied materials with the signed packet.

Review the two-month security-deposit limit, what counts toward it and any separately identified pet-related payment. Confirm the insured holding arrangement, retain receipts and a payment ledger, and state rent and fee terms clearly before signing.

Document the starting condition, photographs and agreed repairs. For move-out accounting, arrange the inspection with reasonable notice of its date and time and respect the tenant's right to be present. Keep supporting costs, a forwarding address and the written itemization and balance-return record for the thirty-day process; distinguish ordinary wear from permitted deductions.

Write practical entry arrangements for notice, purpose, scheduling and emergencies. Review repair requests, rent changes, fixed-term renewal, breach notices and ending a monthly tenancy separately. A monthly ending notice runs to a rent-paying date at least one month after receipt; it does not set routine entry notice. Use the Missouri rental-law guide for protected rights and lawful possession procedures.

Keep the monthly dates and receipt record together. Identify the first recurring period, rent-paying date and terms continuing from an earlier agreement. Record when an ending notice is received and check the proposed final rent-paying date against the ending guidance above, the lease and applicable protections. Use the actual calendar rather than assuming every month is a fixed number of days. Keep the notice, delivery record, key-return arrangements, condition review and forwarding address with the lease file.

Make a rent proposal specific and reviewable. State the proposed amount, first affected rental period and delivery method. Read the lease’s rent, change and renewal provisions before choosing the effective date, and allow advance written communication so the resident can consider the proposal. Do not treat notice alone as permission to change agreed fixed-term rent. Check applicable housing-program restrictions and prohibited retaliation or discrimination, then retain the proposal, response and any agreed amendment. See the Missouri rent-change guide for related context.

Describe the room and included facilities. Identify the private room, supplied furnishings, storage and parking, then list the kitchen, bathroom, laundry and other shared areas the resident may use. Confirm the signing parties and any approval needed under an existing lease. State the rent contribution, deposit, utilities and payment dates, including how shared bills are calculated. Keep an agreement among roommates consistent with the landlord's lease and record any approved change in occupants or payment responsibilities.

Make shared-household expectations practical. Discuss cleaning, guests, quiet hours, pets, shared supplies and repair contacts before signing. Record the room's condition and included items, along with relevant shared areas and promised work. Explain how maintenance, inspection or showing access to the private room will be requested and scheduled, with emergencies addressed separately. Keep rules and later changes in writing; if a dispute arises, preserve the payment and communication records and review the applicable notice and possession process before acting.
