Where it matters

Commercial leases may allocate expenses and responsibilities differently from residential leases. Read the agreement and use qualified advice for unfamiliar provisions.

Review the business premises and management responsibilities

Commercial management may involve an office, shop, industrial space or another business use. Start with the actual premises, permitted activity, occupants, access and shared systems. A financing or marketing category does not decide which tenancy, safety or other rules apply to every part of a building, especially where residential and business uses coexist.

Advertising, applicant review, lease administration, rent records, repairs and communication need an agreed process. Read the commercial lease for base rent, permitted use, operating-expense allocations, insurance, repair duties, alterations, renewal and handback. A net-lease label does not mean every cost or responsibility transfers to the occupant. Have unfamiliar terms and the actual use reviewed by qualified professionals.

Define who approves work, engages vendors, reviews charges and communicates with the business occupant. Keep the lease, dated cost support, service records, unresolved issues and reporting timetable together. Compare the complete management engagement and handoff using the manager-agreement guide. Neither commercial nor residential property has a guaranteed income, vacancy period or tax result.
