Compare access to credit with the repayment obligation

A HELOC permits repeated borrowing within the approved terms during its draw period. A home equity loan instead provides a lump sum. Neither the home's estimated equity nor an unused credit limit is cash already received. Ask the lender which value, existing debts, borrower information and property use it accepts; this definition supplies no universal loan-to-value, credit-score or income threshold.

Review the written limit, draw restrictions, fees, variable-rate index and margin, payment calculation, draw-end date and repayment schedule. Ask about minimum draws, fixed-rate options and any balance due at the transition. The CFPB HELOC explainer describes changing payments, potentially higher repayment-stage costs and circumstances that can freeze further borrowing. Unused credit is not a substitute for a reliable operating cash reserve.

Model the combined existing loan and HELOC payments if rent falls, repairs overrun or further draws stop. The pledged home is at risk if the debt cannot be repaid. Confirm the proposed use and complete terms with the lender and qualified advisers before committing; interest deductibility depends on the actual facts. Keep proceeds, use records and repayment obligations identifiable. Rentari's rental-loan guide helps organize comparisons; Rentari does not offer or approve a credit line.
