Market Rent

The rent a unit would command today given comparable listings in the area, its condition, and demand. It is the benchmark for pricing a vacancy or planning a renewal increase.

Support a rent estimate with dated comparable homes

Market rent is an estimate for a particular home, date and set of terms, not a guaranteed payment or a simple neighborhood average. Compare nearby homes with relevant similarities in size, layout, condition, lease period and included features. Record the source, date, availability and meaningful differences; mark asking prices separately from supported signed-rent evidence.

Compare complete terms, including concessions, utilities, parking, furnishings and other permitted charges. Census rent definitions distinguish contract rent from gross rent that includes specified utility costs; survey measures and listing amounts may answer different questions. Keep assumptions and uncertain items visible rather than presenting a precise number that the evidence cannot support.

Review the estimate when relevant evidence or property facts change, and keep operating costs and downside cash planning separate. A market estimate does not override the current lease, rent limits, required notices or housing-program conditions. Use the supported-pricing guide before setting terms. A calculator or third-party estimate is an input to review; it does not establish Rentari data coverage or guarantee profit, quick leasing or a successful tenancy.
