This term is commonly used in commercial leasing, including offices, for a negotiated division of costs. Make a schedule showing what base rent includes and who pays utilities, cleaning, common-area work, insurance, taxes, repairs and major replacements. Distinguish bills paid directly from reimbursements to the landlord. Gross, modified gross and net are useful labels, but none substitutes for the actual expense and maintenance clauses.
For each shared cost, identify the eligible amount, exclusions, allocation method and supporting records. A shared meter does not by itself authorize an equal split or an area-based charge. Original simplified example: an agreement assigns 20% of a specified $10,000 eligible annual expense to one tenant, producing $2,000 before any other agreed adjustments. That is an illustration, not a permitted billing formula for every property. Confirm the actual agreement and applicable requirements, particularly before using a commercial arrangement for a residential tenancy.
Check how estimates, annual statements, credits, shortfalls, review deadlines and disputed charges work. If the agreement uses a base year, expense stop or cap, define exactly what it covers and how later costs are calculated. The American Bar Association's operating-expense overview describes a base-year version of modified gross leasing. Compare total expected occupancy cost and adverse-cost scenarios, not base rent alone. Keep bills and calculations traceable; Rentari does not negotiate commercial terms or automatically establish a tenant's share.
