Turnkey property

A marketing description for a property presented as ready for use, occupancy, or operation. It is not a standardized guarantee of condition or performance.

Where it matters

Inspect the building and records independently, and identify remaining repairs, actual occupancy, and any management arrangement.

Separate condition, occupancy and management

Ask what the seller includes in the turnkey description: completed work, appliances, furnishings, warranties or a proposed management service. Obtain the supporting records and identify unfinished work. Arrange an independent inspection and any specialist review the findings require. The CFPB inspection guide distinguishes a condition inspection from an appraisal; neither the marketing label nor a value estimate replaces a review of the actual building.

A vacant home still needs a realistic leasing budget and timeline. An occupied home needs a separate review of leases, amendments, payments, deposits, repair requests and the buyer's continuing responsibilities. Confirm what transfers at closing with qualified help, using the occupied-property purchase guide. Renovated, legally ready for the intended rental use, occupied and producing collected income describe different facts.

If management is offered, review the provider, accepted services, authority, fees, term, cancellation and handover arrangements. Do not assume a service transfers automatically or removes the owner's responsibilities. Compare supported income with financing, operating costs, vacancy and future repairs in the acquisition checklist. Turnkey does not promise immediate tenants, passive income or a particular return; Rentari software does not perform inspections or act as the property's manager.
