How do I run rental comps?

The short answer

Compare a small set of genuinely similar, current rentals and document why each belongs in the set. Keep asking rents separate from verified completed leases and account for concessions and included services.

Define the subject unit

Record location, size, bedrooms, bathrooms, condition, parking, laundry, utilities and lease terms. Use those attributes to select comparisons rather than choosing only listings that support a preferred price.

Explain adjustments

Use observed evidence where possible and state uncertainty. Do not invent a fixed dollar premium for every feature or treat a broad city average as a property-specific valuation.

Example: included utilities

One comparison includes utilities and another does not. Normalize the comparison using a documented estimate or show the difference explicitly; copying both headline rents into an average hides a material cost difference.
