What disclosures do landlords have to give tenants?

The short answer

Required disclosures depend on location, property condition, building type and applicable programs. Build a property-specific checklist from current official sources and provide required material at the correct stage.

Identify the triggers

Review lead-based paint requirements for covered pre-1978 housing, local health or safety notices, ownership contacts and other applicable disclosures. Check exemptions and exact forms instead of assuming every property has the same packet.

Preserve the delivered version

Keep the document, date, recipients and required acknowledgments. A link to a general information page may not satisfy a rule requiring a specific signed disclosure or attachment.

Example: known lead records

For covered housing, review the EPA disclosure requirements before leasing and include required available records. An inspection checkbox in software does not replace the actual disclosure process.
