The short answer
Federal lead disclosure rules apply to many rentals built before 1978, with specified exceptions. Covered lessors must provide required information before a renter is obligated under the lease; renovation duties are a separate question.

Check the required packet
Consult EPA guidance on the approved pamphlet, known lead information, available records and lease disclosure language. Determine whether an exception applies to the actual housing rather than assuming age alone resolves every requirement.
Keep disclosure and work separate
Providing a disclosure does not settle how painted surfaces may be disturbed during renovation. Check applicable EPA renovation requirements and use appropriately qualified professionals where required.
Example: repainting after disclosure
A signed lease disclosure is in the file, but planned work will disturb old painted surfaces. Review the renovation rules for the work before it starts; the earlier disclosure is not permission to ignore them.
