What do I do with belongings a tenant left behind?

The short answer

Follow the property's jurisdiction-specific rules for possessions remaining after a tenancy or apparent move-out. A lease end, unpaid balance or empty-looking unit does not automatically authorize disposal or sale.

Establish the legal situation

Confirm how possession returned and whether abandonment rules apply. Document items and condition through lawful access, and obtain advice on notices, storage, retrieval and any exceptions.

Keep handling records

Record inventory, dates, communications, storage and lawful disposition. Protect sensitive documents and avoid using retained possessions as informal leverage for payment.

Example: keys returned, furniture remains

Returning keys may be relevant, but the remaining belongings still need the applicable process. Do not assume a text saying I moved settles every notice or storage obligation.
