What is loss of rent coverage?

The short answer

Loss-of-rent coverage may reimburse qualifying rental income lost because of a covered event, subject to policy terms and limits. It is different from a general guarantee that tenants will pay or vacancies will be filled.

Check the trigger and period

Ask what damage or event activates coverage, how the covered period is determined and whether waiting periods, caps or expense offsets apply. Review the actual endorsement with your insurer.

Keep income evidence

Retain leases, rent records, occupancy information and repair timelines. Document the cause of the loss and steps taken to restore the property under the insurer's instructions.

Example: unpaid rent alone

A tenant misses a payment but no covered property event occurred. Do not book an expected insurance recovery without confirming that the specific policy covers that circumstance.
