Start with Rentari and compare each alternative
Use Rentari's connected rental workflow as the starting point for Rentari vs Avail and Rentari vs RentRedi. Rentari connects applications, reviewed screening, lease records, rent activity, messages, maintenance and paid accounting/reporting. Free has limits; paid Prime and Scale add collection, lease preparation and signing. Compare the plan you would actually use in Rentari with the selected competitor plan, not competitors alone or a universal feature list.
Write down your units, rental locations, household arrangements, payment methods, existing leases, repair contacts and required reports. Mark the tasks you need now and any tools you can postpone. A low starting price is useful only if the selected plan completes those tasks.
This Rentari editorial guide uses current official public information reviewed October 7, 2026. It does not rank usability, security or support quality from untested accounts. A 2024 archive topic does not make today's publication a historical review. Confirm the current offer and property eligibility before subscribing.

Put the subscription on the same time scale
Rentari Prime is $120 billed annually for up to ten units; Scale adds $24 annually per additional unit. Four units therefore use the $120 annual minimum, before screening, payment or optional service charges. Paid plans include signing and accounting/reporting; Free has one active lease record and online collection is coming soon. This subscription comparison does not establish equivalent tools or a cheapest total cost.
The Avail pricing page separates a free Unlimited plan from Unlimited Plus charged per unit. For four units, the published Plus rate implies $36 each month, or $432 over twelve unchanged months, before other costs. This is arithmetic, not an annual-contract quote.
RentRedi's public pricing lists $29.95 billed monthly, $20 per month billed every six months, and $12 per month billed annually. At those displayed rates, the corresponding subscription amounts are $29.95, $120 for six months and $144 for a year, before applicable taxes or account-specific adjustments. The annual monthly equivalent is not a monthly installment.
RentRedi advertises a 30-day money-back guarantee and charges when subscribing; that is not a free trial. Its terms also describe incurred charges as non-refundable on cancellation. Ask which written offer governs the introductory guarantee, renewal, later cancellation and remaining prepaid time. Avail's terms describe monthly access billing and charged fees as non-refundable. Confirm taxes, any add-ons, minimum commitment and current checkout amount. Partner arrangements or account-specific offers may differ from the public page; RentRedi's plan-change help identifies partner-account restrictions.
Calculate the renter's payment as well as the owner's price
Price twelve expected ACH payments separately from cards, split transactions, returned payments and optional reporting. A waived ACH fee does not mean every payment method is free. Check whether fees can legally be charged or passed through for the actual property.
On Rentari's paid plans, one ACH payment costs $6 and cards cost 3.49%; check the permitted payer choice and the actual charge. Confirm property collection readiness, renter authorization, returned payments and the bank result. Use Rentari's collection instructions to distinguish charges, processing payments and received funds. Do not treat Free collection as live.
RentRedi's payment help distinguishes submitted or paid status from a completed deposit, typically taking two to three business days with verification and banking delays possible. Its payer-setting instructions allow the owner to cover ACH or card convenience fees. Inspect that choice before comparing who pays.
RentRedi's card-fee explanation uses (net amount × 0.031 + $0.30) ÷ (1 − 0.031). On a $1,000 net payment, that implies about $32.30 in fees, subject to checkout rounding and the selected settings. Do not compare a grossed-up calculation with a simple percentage by assuming both totals are the same. Ask both providers about payout eligibility, holidays, holds, refunds, reversals and failed-payment fees. Subscription savings cannot guarantee rent or settlement.
Verify where the listing actually appears
Use the same accurate address, unit, rent, availability, photos and contact details. Compare the sites relevant to that property rather than a network count alone. RentRedi's listing page names destinations; its terms distinguish free Realtor.com/Doorsteps listing from paid Zillow/Trulia/HotPads listing. April 23, 2026 Zillow-network help says fees vary by plan and appear before submission. Request that property's current listing quote and conditions rather than treating older fixed premium instructions or the public one-plan description as universal.
RentRedi's syndication help identifies payment-account readiness, premium selection and competing listings as checks when publication fails. In either tool, inspect the live destination URL, send a permitted test inquiry and confirm removal after the vacancy closes. A preview or submitted status is not proof of external publication.
Separate application review, lease preparation and signatures
Before requesting a report, confirm the current package, payer, permitted fee and consent process for each adult applicant. Avail describes TransUnion screening; RentRedi's terms identify third-party reports and jurisdiction-dependent restrictions. Check matching identity, report dates, coverage limits, unresolved records and the provider's dispute instructions. RentRedi's August 21, 2026 screening help adds a per-unit owner-paid option charged to the main account holder's payment method, although public pricing still describes tenant-paid screening. Confirm the selected unit's actual payer, package and payment-failure recovery before ordering. A report is evidence for a human decision, not a guarantee or automatic approval rule.
Avail's lease page distinguishes creating a template from uploading an existing lease for signing. Check the selected plan's clause editing, attachments and cloning against the property's current requirements; published compliance language does not certify your completed packet.
RentRedi's current signing instructions describe an uploaded PDF sent to connected tenants, followed by owner review and counter-signature once the requested tenants sign. That workflow alone does not establish an included local lease builder or every guarantor role. July 22, 2026 signing help still names Grow/Pro access and a Starter upgrade, while current public pricing describes one feature set across billing terms. Resolve the actual account's signing entitlement and any charge before relying on inclusion. Confirm template source, current form price, owner entities, all signers, identity requirements and completed-file access. Changing charge dates is not itself a signed renewal; test the document and charge schedule separately.
Test messages, repairs and the actual phone workflow
Rentari has resident messages and maintenance requests; owners review recipients, photos, status and completion evidence, and arrange qualified work. Current public information also describes tenant messaging in Avail and RentRedi. RentRedi's Chats help covers direct exchanges, attachments and recipient settings; Avail's maintenance page describes photos, in-app repair messages, status and expense records. Test a reply and a restricted recipient instead of assuming notifications prove delivery or universal access.
RentRedi repair help describes renter video intake and progress updates. Its terms distinguish any separately paid third-party premium coordination from software tracking. Ask who arranges qualified work, approves spending and records completion. A ticket does not provide the physical repair or satisfy an emergency response requirement.
Try the device the renter will use. RentRedi's web-portal guide includes payments, requests, messages and document viewing, while its tenant signing guide currently requires the mobile app. Test that distinction, required ID/selfie steps, attachments and accessibility. Test Avail's current phone-browser workflow and ask for the supported device path rather than treating an older no-app statement as a current fact.
Inspect the records you can export and the help you can reach
Avail's accounting page describes transaction spreadsheet export. RentRedi's payment help describes charges/payments exports, rent-roll CSV/PDF and tenant-ledger CSV/PDF, with compatibility limits for some QuickBooks versions. Ask which file format and version your accountant actually needs.
Open a sample output and reconcile one property's period, opening balance, rent, fees, outside payment, refund and expense. Check supporting attachments, signed documents, message history, access permissions and what remains available after cancellation. An advertised export is not proof of a complete migration, accounting treatment or retention policy.
Avail's contact page provides customer care, help and forum resources. RentRedi's contact instructions separate live chat, general help and payment-account support, with stated phone business hours. Confirm current coverage for both landlord and renter, issue routing and escalation. Support availability is not a tested response-time or resolution guarantee.
Your next-step checklist
- Record the same units, locations, roles and required tasks in Rentari and the competitor plan.
- Save the offer, invoice total, taxes, payer settings, renewal and cancellation terms.
- Inspect one property's destination eligibility, live listing and inquiry route.
- Review a consented application and report, then a prepared lease, signatures and renewal schedule.
- Try a renter message, repair attachment and status update on the actual phone and web path.
- Open a ledger and transaction export, check documents, permissions and exit access.
- Record each unresolved requirement and ask the provider to demonstrate it before committing.
Use provider-approved sample or demonstration data. This guide's checklist does not mean Rentari has exercised paid provider workflows. The comparison hub, Avail comparison and RentRedi comparison provide dedicated Rentari comparisons for the requirements you could not verify. Rentari Prime is $120/year for up to ten units; Scale adds $24/year per additional unit. Rent collection on Free is coming soon. Check current plan limits and fees. The listing page describes 25+ sites; confirm actual property-specific availability and publication. Rentari supplies software and written guides, without licensed property management, placement or physical repair services.

Common questions
Is RentRedi's annual monthly equivalent charged each month?
Its public page says the annual term is billed annually. At the displayed $12 monthly equivalent, twelve months implies $144 before applicable adjustments. Confirm your actual checkout total, renewal, cancellation and introductory-refund terms.
Do Avail and RentRedi currently have tenant messaging?
Current Avail pricing describes Messages and its maintenance page describes in-app repair exchanges. Current RentRedi Chats help describes direct conversations and attachments. Test the relevant recipient, device and permissions rather than repeating an older absence claim.
Does uploading a lease prove a local lease builder is included?
No. Compare the prepared form, current local requirements and document price separately from upload, signer roles, identity verification, signatures and completed-file access.
Has Rentari tested every paid provider feature?
No. This original editorial guide uses current public primary sources and proposes a same-property evaluation. It does not certify legal compliance, security, support quality, rent collection or provider outcomes.
Can the owner pay RentRedi screening fees?
August 21, 2026 official Help describes an owner-paid option for each unit, charged to the main account holder, with applicants paying by default. Public pricing still uses tenant-paid wording. Confirm the actual package, permitted charge, payer setting and payment method before ordering.
