The short answer
Compare Rentari with Stessa and DoorLoop on subscription costs, payment fees, accounting, leasing and maintenance, using the same rental records.
On this page
Start with Rentari and the work your rentals need
Rentari brings listings, applications, leases, resident payments, maintenance and property records into a rental workspace. Compare its actual plan with Stessa and DoorLoop, using your own requirements rather than a feature count. Rentari's Free plan includes listing tools, applications, screening with separate report fees and maintenance requests; accounting data, reports, exports and electronic signing require a paid plan. Online rent collection on Free is currently coming soon.
Rentari Prime costs $120/year for up to 10 units; Scale adds $24/year per additional unit. Paid collection currently lists $6 per ACH payment and 3.49% for cards, with optional tenant pass-through. Compare the full payer cost, including separate screening or other charges, before choosing. Confirm the current pricing and access for your account.
List properties, units, owners, entities, bank accounts, leases, residents and team members. Identify the work that causes friction: collecting payments, reconciling expenses, preparing reports, completing documents, handling repairs or keeping residents informed. Specify any commercial, association or housing-program requirements separately.
One owner's investment records and a manager's work for several clients can require different controls and statements. Describe the actual output, approval authority and recipient before comparing brands. This is Rentari's original evaluation framework, checked against public provider information October 7, 2026. It does not rank paid workflows or declare one product easier, safer or universally better.
Price the selected plans and the people paying fees
| Offering | Current public billing terms | Check against your requirements |
|---|---|---|
| Rentari Free, Prime, Scale | Free is $0. Prime is $120/year for up to 10 units; Scale adds $24/year per extra unit. | Free collection is coming soon. Accounting data, reports, exports and electronic signing need a paid plan; screening and payment fees remain separate. Confirm current limits and availability. |
| Stessa Essentials, Manage, Pro | Essentials is free. Manage: $12/month annually or $15 monthly; Pro: $28/month annually or $35 monthly. All list unlimited properties. | Essentials/Manage list one portfolio; Pro adds unlimited portfolios, advanced reports and unlimited receipt scans. Confirm account structure and selected entitlements. |
| DoorLoop Starter, Pro, Premium | Displayed yearly cards: $69/$149/$209 per month, respectively; Starter caps at 10 units. Reprice actual units and commitment. | Pro adds bank connections, advanced accounting, listings and phone/Zoom support. Premium adds API/Zapier access and priority support. Confirm onboarding and optional services. |
DoorLoop's page contains a temporary offer. Request cash due, promotional expiry, ordinary renewal cost and unit-count rules in writing. Compare the same portfolio and term rather than extending an old entry rate.
Stessa's August payment FAQ lists resident fees: 3% for credit/debit cards; $2 ACH to external bank accounts, with no resident ACH fee into Stessa Cash Management. Landlords pay no collection fee. It describes the convenience fee as non-refundable even for canceled or reversed payments and shows fees before confirmation.
DoorLoop's fee help lists tenant ACH at $2.49/$0.99/free by Starter/Pro/Premium and domestic cards at 3.25%; international cards differ. Signing is $3/$1/free per request, with paid credits sold in bundles. Verification, screening, messaging, returns and optional services can add costs. Check payer and settings.
Stessa's payment FAQ says owners cannot disable payment options. DoorLoop's fee Help says platform fees charged to residents do not appear in owner or management reports. Inspect the resident's fee disclosure and receipt alongside the property ledger and bank result; confirm allowed payment choices and preserve a separate fee worksheet instead of estimating every resident cost from an owner report.
Keep subscription, owner costs and resident costs separate. Include actual payment volume, documents, screenings, accounts, training and human work in first-year and renewal budgets. An included incoming payment does not make every service free or settle which fees the property may charge.
Compare Rentari's workflows with each competitor
| Work | Rentari | Stessa | DoorLoop |
|---|---|---|---|
| Accounting and exports | Accounting, reports and exports require a paid plan. Verify property totals and downloadable records. | Report availability differs by Essentials, Manage and Pro; verify portfolio expense treatment. | Starter lists PDF exports; confirm higher-plan formats and required accounting reports. |
| Leasing and signing | Application and drafting tools are distinct from paid electronic signing. Review terms and completed files. | Current pricing and signing Help differ on Manage access; obtain selected-plan confirmation. | Signing charges vary by plan and may require purchased credit bundles. |
| Maintenance | Maintenance requests are included on Free. Track photos, responsibility and completion; owners arrange physical repairs. | Current Help describes requests, photos, statuses and linked transactions on all plans. | Demonstrate assignment, resident updates and bill handling in the quoted plan. |
| Listing distribution | 25+ sites are advertised; actual availability depends on the property and destination. Verify publication. | Current leasing page describes distribution to Zillow's family. | Pro adds listings; confirm actual destinations and publication evidence. |
| Financial services and migration | Rental software and written guides. Confirm supported imports and exports; do not assume a complete history transfer or banking service. | Cash Management and any contracted management service have separate terms. | Import Help excludes several transaction and historical record categories. |
Continue with the dedicated Rentari vs Stessa and Rentari vs DoorLoop pages. An available feature, a saved request and a completed result are different; check the actual plan and responsible operator for each task.
Follow one expense into the reports you actually use
Stessa's report matrix lists ledger, income, cash flow, rent roll and basic tax package across plans. Schedule E requires Manage/Pro; balance sheet, capital expenses and SREO require Pro. A tax summary still needs reviewed source records and professional preparation where appropriate.
Stessa transaction help describes bank imports, manual entry and CSV/QIF uploads; property names must match. Portfolio expenses appear separately rather than being allocated to properties. Reports use scope, period and category settings and export to Excel/PDF. Inspect imported duplicates and assignment before trusting a property total.
DoorLoop's general report help describes filters, columns, views and PDF/CSV/Excel exports, while its pricing grid limits Starter to PDF. Resolve this difference with a demonstration in the actual selected plan. Neither a general export description nor a bank connection proves that every historical record, attachment or required control transfers.
Give Rentari, Stessa and DoorLoop the same receipt, shared expense, deposit, outside payment and reporting period. Trace each output to the original evidence, check owner/property attribution and open the downloaded files outside the product. Ask your accountant whether the reports and controls fit your ownership and management arrangement.
Verify leasing, repair and resident work without old absence claims
Stessa's current leasing page describes listing syndication to Zillow's family, applications, RentPrep screening and leases. Confirm live destinations, actual package, payer and signing access rather than treating a draft or report order as a completed rental.
Stessa pricing lists one/seven eSignature documents monthly on Manage/Pro. Its August DocuSign FAQ describes Pro-only access, seven documents and monthly reset without rollover. Obtain the selected-plan entitlement and overage terms; confirm the reviewed agreement, all required signers, attachments and final download separately.
Stessa's maintenance guide describes requests on all subscriptions, photos, statuses, linked transactions and resident submission after accepting an invitation. It supports resident status notifications and describes collaborator read-only access. Those tools correct an old blanket no-maintenance assertion; demonstrate the specific communication, assignment and permissions your team requires.
| Task | Work to demonstrate | Evidence to compare |
|---|---|---|
| Listing and screening | Prepare a listing, inspect intended destinations and review the same application requirements. | Actual publication, package, payer, authorization and human decision; avoid unnecessary private data. |
| Agreement | Prepare reviewed terms, invite multiple signers and leave one request incomplete before finishing. | Outstanding status, completion, attachments, document limits and downloaded final record. |
| Payment | Show pending, settled, returned, partial and outside payments plus an approved correction. | Fees, payer, resident balance, bank result and history agree without duplicate collection. |
| Repair and update | Accept an invitation, submit a photo, update status, approve work and attach an expense. | Named responsibility, resident notification, authorized access and completion evidence. |
| Report and export | Assign the same transactions and generate the same period/property report. | Correct allocation, deposit treatment, totals, identifiers and a usable downloaded file. |
| Team and phone | Repeat a resident and staff task on a phone; remove access and recover a failed step. | Plan-specific visibility, correct recipient, readable controls and support escalation. |
Repeat these tasks in Rentari and request matching evidence in the quoted Stessa and DoorLoop plans, including vendor assignment and resident communications. Software intake and notifications do not supply qualified physical repairs or an emergency responder. A phone screenshot or old app rating does not establish completion or ease for your users.
Make migration, separate services and exit scope explicit
DoorLoop import help requires review after onboarding and excludes automated charges/payments, expenses and bills. Its historical-data answer excludes chart of accounts, transactions and past rent-roll/ledger history. Obtain a written opening-balance, history and attachment plan instead of assuming a current-rental import is complete accounting migration.
Stessa's transaction upload instructions establish financial CSV/QIF import, not a complete transfer of leases, repair records and signed files. Verify each record category, supported history, rejected rows and correction process. Save source exports; reconcile accounts, deposits, resident balances, pending payments and open work before cutover. Keep a fallback contact and accepted payment instructions clear.
Read Stessa's subscription FAQ: plans renew automatically; cancellation generally takes effect at cycle end without unused-time refunds, and paid features become unavailable after downgrade. It describes collaborator roles differently from maintenance help. Confirm edit rights in the actual account rather than assuming all collaborators can manage every task.
Stessa Cash Management is separate from the software subscription; Stessa identifies itself as a financial technology company with banking provided by Thread Bank. Review the banking agreements, eligibility, fees and limits separately. Variable interest is not guaranteed software savings. Any separately contracted management service also requires its own scope and quote.
For Rentari and each competitor, test exports, attachments, retrieval after cancellation, restricted access, account recovery and incident contacts. Follow FTC business privacy guidance for necessary data and retention. Ask about support channels, hours and escalation without treating advertised availability as a resolution deadline.
Keep an evidence-based decision and a review date
Save dated sources, matched quotes, plan names, demonstrated outputs and unresolved questions. Mark each essential requirement confirmed, not demonstrated or unsuitable. Name the follow-up owner and review date. Compare the cost and effort of completed work rather than copying an old winner, review score or feature count.
Continue with Stessa and DoorLoop reference comparisons, the rental-software shortlist and comparison directory. Review Rentari's current workflows and pricing: Prime is $120/year for up to 10 units; Scale adds $24/year per extra unit, with separate charges where applicable. Free online rent collection is currently coming soon. Advertised 25+ listing sites depend on property and destination availability.
Rentari supplies software and original written guides. Owners arrange qualified physical work, licensed services and professional review. This guide does not establish completed provider migrations, banking eligibility, every integration, legal suitability or guaranteed outcomes.

Common questions
How does Rentari compare with Stessa and DoorLoop?
Rentari Prime is $120/year for up to 10 units, with paid accounting and signing. Compare separate payment and screening fees, required reports, resident work and selected-plan access with each competitor. Free rent collection is currently coming soon; no universal winner is claimed.
Why confirm signing and export entitlements directly?
Stessa pricing lists Manage signing while its signing help describes Pro-only access. DoorLoop's general export help lists formats beyond Starter's pricing-grid restriction. Obtain written selected-plan confirmation and a demonstrated output.
Does a free software tier mean residents pay no fees?
No. Compare resident payment charges and destination accounts separately from subscriptions, signing, screening and optional services. Inspect current fee disclosure and permitted settings before payment.
Will importing current rentals move all historical records?
That result is not established here. Obtain record-type and historical-depth scope, retain source exports, reconcile balances and pending work, and check usable retrieval before accepting a cutover.
