Questions to resolve before hiring a property manager

A rental owner and property professional review a folder and floor plan beside a rental home

The short answer

Compare the proposed agreement, actual service process, and full cost. Ask how the manager handles your specific rental and what happens when the relationship ends.

On this page

Check responsibilities and authority

Ask which person will manage the rental, what licensing or insurance applies, and how a resident reaches someone after hours. Clarify whether leasing, inspections, bookkeeping, legal coordination, and maintenance are included or purchased separately.

Identify decisions the manager may make without you. Set an agreed repair authorization threshold and emergency exception. Ask how vendors are chosen, whether a related business receives work, and what markups or referral payments are disclosed.

Ask how a vacancy becomes a tenancy

  • Relevant experience: ask about comparable buildings, local markets, portfolio size, staff workload, and references you may contact. A large unit count alone does not establish the quality of service.
  • Advertising: ask who prepares photos and listing copy, which channels are included, how pricing is reviewed, and who pays additional advertising costs.
  • Viewings and applications: ask how access is controlled, who answers questions, what application information is required, and how applicants receive a consistent process.
  • Screening: ask which reporting provider is used, how information and references are verified, who makes the decision, and how disputes and required notices are handled.
  • Owner payments: confirm the transfer method, ordinary payout date, reserve deductions, hold conditions, and how a missing or delayed payment is investigated.

Compare the complete fee schedule

Read management, placement, renewal, inspection, setup, cancellation, vacancy, and maintenance charges together. Ask what amount a percentage is applied to and when a charge is earned. A low monthly percentage does not describe the total annual cost.

Work through a vacant month, an ordinary occupied month, and a month with a repair and new tenant. Ask who holds security deposits, when owner funds are transferred, and how you will obtain supporting statements and invoices.

Test communication and records

Request an anonymized sample owner statement and a description of the repair escalation process. Ask how screening decisions are documented, how applicants receive required notices, and how the manager checks current local requirements.

Clarify response expectations rather than accepting a general promise of availability. Specify how disagreements are raised, which records you can access, and who remains responsible for actions delegated to the manager.

Read the exit terms before signing

Check the agreement's length, renewal, termination notice, outstanding fees, and record handoff. Identify who owns listing materials, access accounts, and resident records. Plan how deposits, keys, open work orders, and balances will transfer.

Keep a copy of the final agreement and fee schedule. Hiring a manager is a contractual decision; obtain local advice for uncertain terms rather than assuming a sales explanation overrides the written contract.

Check a California service quote

For a California rental, request a dated quote for the exact address, property type and service scope. Identify the city and county, the amount used to calculate each percentage, minimum charges and what is owed during a vacancy. Price the same occupied, vacant, placement, renewal and repair scenarios; broad city ranges do not establish your agreement or annual cost.

Use the California Department of Real Estate's manager-hiring guide to check identity, any required license, broker supervision and restrictions for the proposed work. Confirm repair markups, vendor interests, supporting invoices, monthly reports and termination terms. The guide notes a resident-manager exception; check the actual arrangement instead of assuming all management work is exempt.

Keep a manager's share of a resident late fee separate from whether that fee may be charged. The DRE tenant guide describes a limited reasonable-cost basis for late fees, rejects penalties and notes that local rules can add limits. Review the lease, cost basis and current local requirements before assessing a disputed charge. A fee split in a management agreement is not sufficient by itself.

Rentari provides software and written guides. Arrange licensed management, placement, physical inspections, repairs and legal representation separately; compare software costs alongside that service agreement.

Ask who will verify the rules for this property's actual address, ownership, building and tenancy before approving a rent change, deposit deduction, renewal or termination. Use the California Attorney General's landlord-tenant guidance and current local sources; a statewide summary is not a determination of coverage or exemption. In the service agreement, name who keeps condition evidence and deposit records, reviews required notices and delivery, checks applicable repair and appliance duties, and verifies completed work. Record the source, date checked, responsible person and unresolved question. Use the California lease guide to organize that review; a software draft or manager's compliance promise does not complete it.

Compare a Texas quote and the work it authorizes

For a rental in Houston, San Antonio, Dallas, Austin or Fort Worth, request dated quotes for the actual property and service scope. State whether each charge uses collected rent, rent due, a contractor invoice or a flat minimum. Compare the same occupied, vacant, repaired and newly leased scenarios; multiplying an older statewide rent average by a percentage does not establish your bill.

Ask who will show or lease the rental, accept or deposit rent and supervise the work. TREC's property-manager licensing explanation ties requirements to the actual duties: compensated showing or leasing for an owner requires a license, as does controlling the acceptance or deposit of rent from a resident of a single-family rental. Verify the person's status and the rules that apply to the proposed arrangement.

Separate repair coordination charges from contractor invoices, and confirm emergency authority and the records and balances handed over when the agreement ends. Rentari provides software and written guides. Hired local management needs its own service agreement, qualified people and current price.

Check Florida billing terms and credentials

Get a dated quote for the actual Florida address and duties using the fee schedule above. Ask whether each service uses a percentage, flat charge, hourly rate or a combination. Record hourly minimums, specialist work, after-hours attendance and the approval needed for extra charges.

Check the named person or company in Florida DBPR's license-verification search using the exact name or license number. Match the record and current status to the credential claimed, and confirm which requirements apply to the proposed work. A directory result does not establish the provider's fees or service quality.

Compare an Oregon quote and its written authority

For a rental in Portland, Bend or Eugene, request a dated quote for the exact address, property type and duties. Use the complete fee schedule above to compare occupied, vacant, newly leased and repaired scenarios. Check whether each percentage uses rent due, collected rent or the contractor invoice, and identify flat minimums. Published city ranges do not establish your contract or annual bill.

Ask what placement includes, how renewal or inspection charges are earned, who monitors a vacancy and which maintenance coordination charges are separate from the actual repair invoice. If court work is proposed, identify the responsible qualified person and separate the service charge, representation and court costs rather than treating a manager's fee as permission for every task.

The Oregon Real Estate Agency's agreement guidance calls for a signed, unexpired agreement before management. Review each party's duties, delegated authority, owner charges, when compensation is earned and paid, monthly accounting, vendor financial interests and the transfer of records when the relationship ends. Scope or fee changes need signed, dated written amendments under that guidance.

Ask who handles owner funds and security deposits, and request supporting bills and receipts. The Agency's trust-account guidance explains transaction documentation and separate conditions for interest-bearing owner funds and tenant deposits. A payout promise or software balance is not proof that those requirements have been met. Arrange hired services separately from Rentari software costs.

Keep placement charges and referral compensation distinct

A tenant-placement charge in an owner's agreement and a payment to someone for referring an applicant are different arrangements. Ask who pays and receives the proposed amount, what service earns it, when payment is due and how any refund or duplicate charge is handled.

Do not assume a finder's fee is unrestricted because a manager holds a license. ORS 696.290 restricts sharing compensation or paying finder fees to unlicensed people and includes specific exceptions, including certain tenant-referral arrangements. Have qualified local help review the actual people, transaction, authority and current exception before agreeing to a referral payment.

Price the actual Washington service agreement

For a property in Seattle, Bellevue or Redmond, request current written quotes with the same duties and rental assumptions. Use the complete fee schedule above and compare the same occupied, vacant, turnover and repair scenarios. A published city range is not a quote, and a flat monthly charge is not automatically the lowest total cost.

Record what amount each percentage uses and when each charge is earned. Ask whether placement includes advertising, viewings, screening and lease preparation; whether renewal is fixed or rent-based; and whether routine, move-in/out and required local inspections are included. Separate maintenance coordination from contractor invoices and confirm emergency authority.

Specify vacancy monitoring, owner statements and payment timing. For proposed eviction work, separate coordination, court charges and any legal representation, and identify who is qualified and authorized to perform each task. Arrange licensed local services independently of Rentari's software subscription.

Check residential late fees separately from manager compensation

A manager's agreement to keep or share a late fee does not establish that the tenant may be charged. Review the rental agreement, current residential law, local limits and any housing-program restrictions. Do not use a self-service storage rule as the fee schedule for someone's home.

Under Washington RCW 59.18.170, rent paid within five days following its due date cannot incur a late fee. If rent is more than five days past due, the statute addresses fees commencing from the first day after the due date; verify the actual lease and stricter applicable limits before assessing any amount. The same section provides a due-date adjustment right for qualifying written requests tied to monthly government-assistance income.

For Seattle, the City's current guidance on SMC 7.24.034 limits late-rent fees to $10 per month and prohibits charges for preparing or delivering landlord-issued notices. Check the actual property's city and current effective rules instead of extending Seattle's limit to every Washington rental. Keep rent, permitted fees, notice records and corrections distinct; see the late-fee review.

Verify Nevada management authority and money controls

For Las Vegas, Henderson, Reno, Carson City or another Nevada address, use the complete fee schedule above with a dated property-specific quote. A published city percentage does not establish the contract. Verify the proposed manager's Nevada real-estate license, property-management permit, brokerage and actual authority with the Nevada Real Estate Division; check any claimed exception rather than treating a general license or company name as sufficient.

NRS 645.6056 and 645.6057 provide specific checks: obtain the signed written management agreement, review its term and renewal, tenant-deposit disposition, broker compensation, agency authority and any cancellation provisions. Ask for each source of the manager's compensation, including an arrangement connected to repair services, and check that the agreement and disclosures explain what you will actually pay.

NAC 645.655 describes separate rental-operation and security-deposit trust accounts and per-unit ledgers for covered property-management brokers, with monthly reconciliation. Ask how your rent, deposits, repair invoices, management deductions and owner disbursements appear in the unit's records, who reconciles them and how unresolved differences are reported. A portal balance or downloadable report is not evidence that funds were reconciled or paid.

Distinguish a manager's paid notice or eviction-administration task from lawful service, qualified court representation and an actual court result. Confirm that scope separately. Rentari provides software and written guides; it does not hold a Nevada management permit on your behalf, operate a broker's trust accounts or provide licensed management or legal representation.

Check Utah service qualifications and resident charges

For Salt Lake City, Provo or St. George, identify the actual rental type and who performs leasing, inspections, repairs and court-related work. Compare that scope using the fee schedule above. A city average does not settle the contract or qualify someone to provide every service.

The Utah Division of Real Estate's licensing update identifies January 1, 2027 as the availability date for the new property-manager license. Older materials may show a different date. For an agreement crossing that date, ask which current credential, supervision and transition requirements apply to the named provider and activities. Verify the applicable exemption instead of assuming one.

Keep manager compensation separate from fees charged to residents. Review the rental agreement and current Utah Code §57-22-4 before assessing a late fee; agreeing that a manager retains it does not authorize it. Ask how deposits, reserves and rent are held and reconciled, and who transfers records and balances at exit.

Check Georgia agreement and fund-handling terms

For a property in Atlanta, Columbus, Savannah, Augusta or Macon, request a dated quote for the actual rental and duties. Use the complete fee schedule and comparison scenarios above. Check the basis of percentages and flat minimums; multiplying an older statewide rent figure by a quoted rate does not establish the total cost for your home.

Georgia Real Estate Commission Rule 520-1-.06(2) specifies what a written broker-owner management agreement must address. Check the identified property, management terms, owner-income remittance and written income/expense reporting, third-party expense funding, fee amount and payment timing, and who holds deposits and prepaid rent. Confirm effective/end dates, termination terms, signatures and the copy delivered when the owner signs. Agree the reporting frequency explicitly; the rule's minimum is annual, not proof that your contract offers monthly reporting.

For broker-held funds, review Rule 520-1-.08 with the provider: designated rental accounts need enough credited owner funds to cover bills, and tenant deposits must remain identified and funded as required. Ask for records supporting balances, disbursements and corrections, and clarify how funds and records transfer at exit. A software balance is not proof that a broker's trust-account duties have been fulfilled. Keep the local service agreement separate from Rentari's software subscription.

Check Virginia's written term and payment authority

For a Virginia Beach, Chesapeake, Arlington, Richmond, Norfolk or other Virginia rental, use the common fee comparison above with the exact address and proposed work. Verify the individual and firm through Virginia DPOR's license lookup, and resolve uncertain status or an asserted exception with the regulator. A published city fee range is not the manager's agreement.

Virginia Code 54.1-2135 requires a residential management agreement in writing with a definite termination date or duration, management-fee amount and how/when it is paid, and the services provided. If the agreement omits a definite term, the statute provides termination 90 days after its date. Check the actual signed term and cancellation provisions; that default is not a general right to cancel any contract on 90 days' notice. This section excludes commercial transactions.

Keep owner compensation and fees distinct from rent, resident deposits and prepaid rent. The current Virginia escrow regulation addresses holding and disbursing those funds under applicable law and the lease/management agreement. Ask who holds each balance, what authorizes a deduction and what statement supports the owner disbursement or handoff. Deposits are not automatically earned management compensation; a portal total is not payment evidence.

If a quote names a finder, referral or placement fee, identify the recipient, licensed work, payment trigger and included service rather than assuming the terms mean the same thing. Rentari organizes rental records and supplies written guides; it does not provide licensed Virginia management, hold the manager's escrow funds or conduct a court case.

Keep Massachusetts owner fees separate from resident charges

For a Massachusetts rental, identify who hired the leasing professional and who owes each placement charge. Under the state's broker-fee guidance effective August 1, 2025, an owner who hires the broker or salesperson pays that fee. Do not pass it to the tenant as a required broker, administration or similarly renamed charge. A tenant may separately hire a professional working exclusively for the tenant; that is a different engagement. Review earlier agreements separately.

G.L. c.186 §15B regulates payments demanded by a residential lessor or agent at or before tenancy. Review the first/last-month amounts, deposit requirements and actual key/lock costs under the current text, including any authorized alternatives. The same section prevents rental-agreement interest or penalties for unpaid rent until 30 days after it was due. Hiring a manager does not remove these restrictions.

Ask the proposed manager to show each owner service deduction separately from rent, deposits and resident payments. Specify qualified responsibility for court work and actual legal costs; an eviction-administration fee does not itself authorize legal representation.

Review Arizona compensation and termination terms together

For an Arizona quote, connect each fee in the existing worksheet to the proposed written agreement. A.R.S. §32-2173 requires material duties, signatures, beginning/end dates, cancellation terms, compensation, handling of collected money, report frequency, reserve purpose and interest allocation. Assignment to another licensee or entity requires express written owner consent.

If the agreement renews automatically, the section requires a reminder at least 30 days before renewal; other agreed cancellation terms still apply. Reasonable early-termination fees may be included, so read them before signing.

Plan the statutory handoff: records immediately at termination, tenant security obligations within five days, remaining account money within 35 days subject to unpaid obligations, and final receivable/payable lists and bank reconciliation within 75 days. Confirm any on-site record arrangement and identify unresolved balances. A portal export alone does not complete the money and record handoff.

Verify Tennessee firm authority and the funds it handles

Check the named Tennessee firm, principal broker and person performing each proposed duty before signing. The Department of Commerce and Insurance's current management FAQ distinguishes managing one's own property, hired licensed work and limited duties of an unlicensed manager employed by a licensed company. An exemption depends on the actual arrangement; a job title or owner's approval does not establish it. Ask TREC or qualified local counsel to resolve uncertain duties and confirm current status.

TREC's firm requirements include escrow-account proof and principal-broker information, with an escrow-waiver path when the firm will not handle third-party funds. Ask who actually receives rent, holds resident deposits and owner reserves, authorizes deductions and issues owner payments. A no-funds waiver is not permission to handle client money without the applicable account controls.

Put the agreed authority, fund flow, approval limits, reporting and exit handoff into the service agreement using the review process above. Keep owner compensation, contractor bills and any lawful resident charge separate. Review tenant late-fee timing and authority independently through the fee guide; a manager's share does not authorize a charge. Rentari software records do not provide a professional license, manage a broker's escrow account or establish lawful possession.

Match an Alabama manager's role to the fund handoff

For an Alabama quote, identify the property type, named provider and qualifying broker where applicable. Verify claimed credentials through AREC's license lookup. Code 34-27-2(b)(7) exempts persons acting as manager of an apartment building or complex, but expressly excludes an on-site condominium manager. Confirm that any claimed exception fits the actual work; do not apply it to every paid management service.

Ask how the agreement's fees connect to owner funds, deposits and supporting records. AREC's current audit checklist includes management agreements, rental records, trust statements, reconciliation and ledgers. Request a sample owner statement and a clear explanation of who holds each balance and authorizes deductions.

Plan the broker's exit separately from a tenant moving out. Under Rule 790-X-3-.03(6)(c), management termination requires the qualifying broker to account for and pay security deposits, prepaid rents and related escrows to the landlord or new manager within seven business days after the effective termination date. Coordinate written tenant notice naming new management and confirm receipt of records and funds. A portal export alone does not complete that handoff.

Check Nebraska authority and the records behind each deduction

For a Nebraska proposal, identify who will negotiate leases, collect rent and supervise the work. The broker definition covers compensated rental activities, while specified exceptions can apply. Check the applicable credential or exception for the actual arrangement.

Connect the fee schedule to written owner authority. Nebraska's license-act standards address owner consent to rental terms, undisclosed compensation or profits from owner expenditures, accounting for others' money and commingling. They also address trust deposits unless all interested parties agree otherwise in writing. Review any proposed exception before signing.

Request an owner statement that connects deductions to the supporting invoices and ledger. The Commission's April 2026 property-management records guidance identifies agreements, leases, bank statements and reconciliations, general and subsidiary ledgers, owner reports, vendor invoices and records of funds bypassing the trust account. Confirm how you will receive your property's records, with unrelated clients' information protected, during management and at handoff.

Distinguish Kansas residential management from licensed brokerage

Identify whether the proposed Kansas work is residential management, nonresidential leasing, a sale or another service. K.S.A. 58-3035(j) defines lease as nonresidential renting or leasing within the real-estate license act. KREC's consumer guidance says residential leasing falls outside its jurisdiction. A real-estate license does not establish the Commission's authority to resolve every residential-management dispute. Verify any credential claimed and resolve the requirements for additional work separately.

Use the existing fee schedule to put the provider's residential duties, payment authority, records access and termination arrangements in writing. Specify who holds deposits, prepares resident accounting and transfers balances and records if management ends. The regulator boundary does not remove applicable housing, contract or fair-housing obligations.

Keep a management deduction from the owner's proceeds separate from the resident's security deposit. K.S.A. 58-2550 governs covered residential deposit limits, itemized deductions and returns. A manager's service fee or owner reserve is not an automatic deposit deduction. Confirm the person responsible for notices, evidence and payment rather than assuming a management portal completes those duties.

Review Connecticut resident late charges separately

A manager's compensation does not authorize a resident charge. Check the valid written rental term and Connecticut section 47a-15a, including its 2026 amendment. It provides nine days after rent is due, or four for a one-week tenancy, before a late charge. From January 1, 2026, the applicable period extends five days when the landlord's online payment system prevents timely payment, for that affected week or month.

The maximum is the smaller of $5 per day, capped at $50, or 5% of delinquent rent. For government or charity support, that percentage uses the tenant's delinquent share. Only one late charge may be assessed on the delinquent payment. Ask the manager to show the written authority, due/payment dates, any system blockage and calculation before a deduction. Keep owner-service charges separate and use qualified local review for disputed facts; an automated entry or management agreement does not settle legality.

Check Louisiana expiration, supervision and repair compensation

LREC's licensing FAQ says managing for multiple owners requires a broker license or authority from the sponsoring broker for a salesperson or associate broker. Identify the named provider and supervision for the actual work. An owner managing their own property is a different arrangement; check any claimed exception.

Under R.S. 37:1449, a written management agreement needs a definite expiration date without qualifying conditions. Check this alongside the fee schedule and cancellation terms. The provision also addresses a principal's copy immediately after signing and the completed copy within five days after the final signature for multiparty documents. Brokers must retain indexed transaction and trust-account records for five years. Confirm how you receive your agreement, statements and supporting documents.

Ask whether repair coordination includes a markup, rebate or other direct profit. R.S. 37:1455(A) addresses undisclosed compensation on owner expenditures, fund accounting, disbursement and commingling. Connect each deduction to its disclosed authority and invoice; a portal balance does not establish that funds were paid or reconciled.

Separate North Carolina owner fees from resident penalties

A manager's compensation schedule does not authorize a resident late fee. Under G.S. 42-46, an agreed residential late fee may be charged only when rent is at least five calendar days late, counting from the day after it was due. Monthly installments are capped at the greater of $15 or 5% of monthly rent; weekly installments have a separate limit.

Review the proposed ledger allocation: a late fee may be assessed once per late payment and cannot be deducted from later rent to make that payment delinquent. For specified subsidized tenancies, calculate covered fees from the tenant's rent share. Court-related resident charges have separate statutory conditions. Keep these checks distinct from the owner's management and legal-service bill.

Check a Colorado provider's records and local pricing evidence

For a Colorado rental, name the proposed individual and firm, the actual property and duties, and the authority you intend to delegate. Verify applicable credentials and any claimed exception through the responsible regulator rather than accepting a service-page label. The Colorado Division of Real Estate's July2026 audit explanation highlights brokerage relationship disclosures, the management-agreement duties addendum, conflicts, money handling and supporting reconciliation records. Ask how those records apply to this engagement and confirm the current rules and contract version; a dated bulletin is not a complete current review of your agreement. Keep resident deposits, collected rent, owner reserves and provider compensation identifiable, with named responsibility for statements, discrepancies and exit transfer.

Ask for rent evidence matching the address, property type, bedrooms, condition and observation period. Separate an advertised amount from a signed tenancy or actual receipt. Keep measured listing medians, modeled estimates and averages of city medians distinct, and request the sample and method behind a claimed market figure. A statewide or multi-year summary does not establish this home's current rent, a provider's fee or a promised vacancy result. Use the dated market-evidence guide alongside the itemized service agreement. Rentari supplies software and written guidance; independently arrange qualified local management, placement, physical work or legal representation.

Ask how a Washington manager documents proposed changes

For a Washington rental, ask the proposed manager to keep a review record before changing rent or other recurring occupancy charges: the address, tenancy and prior increase dates, proposed effective date, applicable calendar-year limit, any claimed exemption and its supporting facts. The Washington Commerce resource publishes annual limits and links notice resources; a percentage quoted on a service page is not a permanent rule or proof that this tenancy is exempt. Ask who checks the applicable notice form and service requirements, obtains any necessary legal review and retains the completed notice and delivery record. A payment reminder or software notification does not establish legally sufficient service.

Keep rent changes, renewal offers and ending a tenancy as separate decisions with their own authority and requirements. For a Seattle address, ask who confirms applicable local notice rules and the property's registration, renewal and inspection obligations, and who retains the resulting records. Do not treat a marketing page's inspection description as a complete local review. Rentari supplies software and written guidance; independently arrange authorized local management, physical inspections and qualified legal work.

Common questions

How should I budget for a California property manager?

Get current written quotes for the actual rental and services. Compare the calculation basis, minimums and the same vacancy, placement, renewal and repair scenarios. Keep owner service fees, contractor invoices and resident charges separate; a statewide percentage does not establish your total cost.

Does a manager’s agreement authorize a California tenant late fee?

A manager’s contractual share does not by itself establish that a resident fee is lawful. Check the lease, reasonable-cost basis and current local limits separately. The DRE tenant guide rejects penalty fees; obtain qualified local advice for a disputed charge.

What is the average management fee for my Texas rental?

A published state average is not a quote for your property. Request current written quotes with the same rent basis, duties and dates, then compare the complete fee schedule across occupancy, vacancy, repairs and turnover. Ask about minimums and services billed separately.

Does a Texas property manager need a real estate license?

TREC says the answer depends on the duties. Showing or leasing for an owner for compensation requires a license; controlling acceptance or deposit of rent from a single-family rental also requires one. Check the actual person's status and proposed work. A software subscription does not supply a professional license.

Do Florida property managers charge by the hour?

Confirm the actual written quote. Ask which work is included in the recurring fee and which services use hourly billing, minimum charges or separate approval. A statewide pricing article does not establish the billing arrangement for your rental.

What should I budget for an Oregon property manager?

Request current written quotes for the actual property and duties. Compare the same occupancy, vacancy, placement, renewal and repair scenarios, including percentage bases and minimum charges. A city or state pricing range does not establish your agreement's total cost.

Can an Oregon manager pay a finder's or referral fee?

Review the actual arrangement under ORS 696.290. The statute restricts compensation sharing and finder fees to unlicensed people and contains specific exceptions. A placement charge and payment to a referring person are different; confirm the people, authority and applicable exception with qualified local help.

What is the average property management fee for a Washington rental?

A published statewide average does not establish the current price for your rental. Obtain dated quotes for the same duties and compare percentage bases, minimums and all occupancy, placement, renewal, repair and vacancy charges. A flat fee can still have exclusions or additional costs.

Can a Washington manager assess a tenant late fee?

Review the lease, residential law and applicable local limits separately from the manager's compensation. RCW 59.18.170 protects rent paid within five days following its due date. Seattle limits late-rent fees to $10 monthly and prohibits notice preparation or delivery fees; confirm the property's actual jurisdiction.

Is a general real-estate license enough for Nevada property management?

Check the proposed work, Nevada property-management permit, brokerage and any applicable exception through the Nevada Real Estate Division. Review the signed management agreement, compensation disclosures and deposit/trust-record arrangements. A fee quote or software account does not establish authority.

Can a Utah manager charge a resident late fee just because the management agreement allows it?

No. Review the residential rental agreement and current applicable rules separately from the manager's compensation or share of a fee.

How should I compare the cost of hiring a Georgia property manager?

Use current written quotes for the same rental and duties, then compare all occupied, vacant, renewal, placement and repair costs. Check percentage bases, minimums and payment timing. Confirm the broker agreement's reporting, fund handling and exit terms; a statewide rent average is not your bill.

Does Virginia's 90-day default let me cancel any management contract?

No. Code 54.1-2135 supplies a 90-day termination default when a residential management agreement lacks a definite termination date or duration. Review your actual written term, cancellation provisions, fees and fund/record handoff. The section does not apply to commercial transactions.

Can my Massachusetts manager pass my hired broker's fee to the tenant?

For arrangements under the rule effective August 1, 2025, the party hiring the broker pays. An owner cannot require a tenant to pay the owner's hired broker through a renamed charge. Check earlier agreements separately.

Does a Massachusetts management contract authorize every resident charge?

No. Review resident payments under the rental agreement and current law separately from owner service fees. Section 15B restricts upfront charges and penalties for late rent; the manager's fee schedule does not override it.

Can an Arizona management agreement include an early cancellation fee?

Section 32-2173 permits reasonable early-termination fees. Review the actual amount, notice and renewal conditions, plus statutory records and final accounting, before agreeing.

Does every person managing a Tennessee rental need the same license?

The official guidance distinguishes owner management, hired licensed activities and limited employee duties under a licensed firm. Confirm the actual ownership, arrangement, duties, firm and principal broker; do not assume a job title establishes an exemption or authority.

Is ending an Alabama management agreement the same as returning a tenant's deposit?

No. The broker's management termination rule requires accounting and payment of deposits, prepaid rents and related escrows to the landlord or new manager within seven business days after the effective termination date. A tenant's move-out deposit settlement is a separate process. Plan tenant notice, records and receipt of funds together.

Will KREC resolve every Kansas residential property-management dispute?

No. KREC says residential leasing is outside its jurisdiction. The license act defines lease as nonresidential use. Review the actual work and agreement, preserve payment records, and use appropriate housing or legal assistance for residential disputes. A provider's license does not establish the Commission's jurisdiction over each service.

Is Connecticut's nine-day grace period the complete late-fee rule?

No. Check weekly-tenancy timing, written authority, the charge cap and one-charge limit. The 2026 rule also extends the applicable grace period when the landlord's online system prevents timely payment.

Can LREC cancel my Louisiana management agreement for me?

LREC says it does not have authority to terminate or enforce private contractual agreements. Read the definite expiration date and cancellation terms, preserve the signed documents and payment records, and obtain appropriate legal help for an unresolved contract issue.

Does a North Carolina manager's fee share authorize a resident late charge?

No. Check the rental agreement and G.S. 42-46's timing, cap and allocation requirements separately from the manager's owner compensation.
