Rental definition
Gross lease
A lease in which rent includes specified operating expenses. Some costs may still be excluded or adjustable under the agreement.

Where it matters
Compare included utilities, taxes, insurance, maintenance, and escalation terms instead of assuming every cost is included.

Check what the quoted rent actually includes
A gross or full-service quote may bundle agreed building costs into rent, which can simplify a tenant's budgeting. List the actual included utilities, service hours, cleaning, common-area maintenance, taxes and insurance. Identify separately billed items such as parking, after-hours service, internet or unusual consumption where the agreement provides for them. The label alone does not promise every expense is included or every future payment stays unchanged.
Review the rent schedule, renewal terms, operating-expense adjustments, base year or expense stop, exclusions and any consumption limits. A modified gross arrangement divides agreed expenses; net arrangements allocate identified costs separately. Compare the same space, period, services and assumptions using base rent plus all separately payable amounts. See the modified-gross expense checklist for allocation and reconciliation questions. A lower advertised base rent need not produce a lower complete occupancy cost.
For an owner, included expenses still need a realistic budget for seasonal use, service contracts, repairs, insurance, taxes and reserves. Model higher costs alongside expected income rather than assuming a bundle reduces administration or guarantees profit. Keep service responsibilities and issue-reporting contacts clear. Commercial terminology does not replace residential utility, maintenance or disclosure requirements. Have the actual agreement reviewed for the property and tenancy; Rentari's software and educational pages do not determine which costs may lawfully be transferred.
