Agree the leasing service and verify each handoff

An agent may prepare marketing, respond to inquiries, arrange tours, coordinate applications or help with lease preparation within the accepted engagement. Market research should use dated comparable homes and verified property facts. Screening still needs lawful criteria, permitted report use and review of the actual evidence; an agent or software score cannot guarantee a reliable tenancy.

Before engaging the person, clarify whom they represent, required licensing, services, compensation, expenses, duration and authority to negotiate or communicate commitments. Ask whether renewals, maintenance, rent collection or later management are included rather than assuming the title covers them. Use the service-provider questions to record responsibilities, reporting and the ending handoff.

Keep listing approval, publication, inquiry response, application review, lease preparation, signatures and move-in as separate results. Assign a reviewer and next step when evidence or a response is missing. Protect applicant information and agree who retains records and access when the engagement ends. Digital tools can organize available steps; they do not verify every fact, supply an agent or guarantee compliance or occupancy. The owner and engaged professionals still need to review the actual agreement and work.
