Rental definition
Lessee / Lessor
Lease roles: the lessor grants the right to possess and use property, and the lessee receives that right under the agreement. Identify the actual parties and any authorized representatives separately from the people occupying the home.

Match each role to the actual agreement
In an ordinary residential rental, landlord and tenant commonly describe the lessor and lessee. Cornell's lease definition explains the grant of possession and use for an agreed period. Check the named individual or entity, property, term and signature capacity. A person signing for an owner or company may be an authorized representative; a resident, guarantor, payment contact and lease party are not automatically the same person.
Trace the documents when more than one agreement exists. In a permitted sublease, the original tenant can be a lessee under the main lease and a sublessor under a separate agreement. That does not establish ownership or automatically release obligations under the main lease. The labels sublet and sublease alone do not decide who pays whom or whether a new direct tenancy was created; use the consent and occupancy guide and obtain review of the actual arrangement.
Read rent, deposits, maintenance, use, entry, notice and ending provisions against the applicable law. Changing a role label cannot settle mandatory duties or make every clause enforceable. Keep the complete accepted packet, any agency authority and later changes together, with practical contacts for payments, repairs and formal notices. Use the lease-package review guide to resolve unclear terms. A software invitation, draft or signature request does not itself establish authority, a completed agreement or a release.
