Kansas room rental agreement

Written for Kansas law, checked October 1, 2026 General information, not legal advice

Rentari offers a general room-rental agreement form, but it is not tailored to Kansas or every local rule. Review the room, shared spaces, occupancy requirements, and applicable Kansas and city rules before using a form. The state table below covers selected deposit and entry rules, not every room-rental requirement.

K.S.A. 58-2550(a)

K.S.A. 58-2557(a)

Security deposit limit

For an unfurnished unit you may not demand or receive a security deposit of more than one month's periodic rent. Where the lease lets the tenant use your furniture the limit is 1 1/2 months' rent, and where the lease permits pets you may take an additional deposit of up to 1/2 of one month's rent.

K.S.A. 58-2550(a)

More detail (3)
  • A security deposit is any sum the lease sets for the tenant to deposit as a condition of moving in that the tenant may forfeit for breaking lease conditions, whatever it is called. K.S.A. 58-2543(m)
  • A municipal housing authority that receives federal aid and sets rent solely by the tenant's income may use a deposit schedule based on bedroom size, and must then offer a deferred payment plan. K.S.A. 58-2550(a)
  • Unless the lease says otherwise, the tenant may not use the deposit as the last month's rent. A tenant who does forfeits the deposit, and you may recover the rent as if it had not been applied. K.S.A. 58-2550(d)

Landlord entry

You may enter at reasonable hours, after reasonable notice, to inspect, make necessary or agreed repairs or improvements, supply necessary or agreed services, or show the unit to buyers, lenders, tenants, workers or contractors. The Act sets no number of hours.

K.S.A. 58-2557(a)

More detail (4)
  • You may enter without the tenant's consent in an extreme hazard involving the potential loss of life or severe property damage. K.S.A. 58-2557(b)
  • You may not abuse the right of access or use it to harass the tenant. K.S.A. 58-2557(c)
  • During a tenant's absence of more than 30 days you may enter at times reasonably necessary. K.S.A. 58-2565(b)
  • If the tenant refuses lawful access you may seek a court order or terminate the lease, and recover actual damages. If you enter unlawfully, unreasonably or harass with repeated demands, the tenant may seek a court order or terminate, and recover actual damages. K.S.A. 58-2571(a) K.S.A. 58-2571(b)
In the Rentari Kansas lease

The Rentari Kansas lease gives at least 24 hours' notice, or the period you choose, as a term of the lease rather than as Kansas law.
