Oklahoma room rental agreement
Written for Oklahoma law, checked October 1, 2026 General information, not legal advice
Rentari offers a general room-rental agreement form, but it is not tailored to Oklahoma or every local rule. Review the room, shared spaces, occupancy requirements, and applicable Oklahoma and city rules before using a form. The state table below covers selected deposit and entry rules, not every room-rental requirement.
Oklahoma rules that apply
Security deposit limit
Not set by statuteOklahoma does not cap the amount of a security deposit. A deposit is any money or property you require as security that is to be returned at the end of the rental agreement, less deductions the Act allows.
41 O.S. § 115 41 O.S. § 102
More detail (2)
- Whatever amount you take must be held in an escrow account for the tenant at a federally insured financial institution in Oklahoma. 41 O.S. § 115(A) See Deposit account and interest on the Oklahoma page
- Unless the lease says otherwise, the tenant may not use the deposit as the last month's rent or in place of any rent payment. 41 O.S. § 115(F)
The Rentari Oklahoma lease states the deposit amount and says Oklahoma does not cap it.
Landlord entry
Give the tenant at least one day's notice of your intent to enter and enter only at reasonable times, except in an emergency or where notice is impracticable.
More detail (5)

- Do not abuse the right of access or use it to harass the tenant. Apart from the Act or a court order, you have no other right of access during the tenancy unless the tenant has abandoned or surrendered the unit. 41 O.S. § 128(C) 41 O.S. § 128(D)
- If the tenant refuses lawful access, you may get a court order compelling access or terminate the lease. 41 O.S. § 128(E)
- If you enter unlawfully, enter in an unreasonable manner or make repeated unreasonable demands for entry, the tenant may get an injunction or, on written notice, end the lease, and in either case recover actual damages. 41 O.S. § 124(A)
The lease requires at least one day's notice (stated in hours, never fewer than 24) except in an emergency or where impracticable, entry only at reasonable times, and no use of entry to harass.
