How much rent should I charge?

The short answer

Set a supported asking range from relevant comparable rentals, then check applicable rent restrictions and the complete resident cost. Your mortgage payment alone does not establish the rent the market will support.

Build a small comparable set

Record current date, location, size, condition, included services, amenities and concessions. Remove duplicates and stale listings. Note whether each observation is an asking price or a verified completed lease.

Test and review

Publish an accurate listing and watch qualified inquiries and showings. Change one meaningful variable at a time and keep a dated record of the result. Apply consistent lawful terms to applicants.

Example: a higher price with vacancy

An extra $100 monthly produces $1,200 over a fully occupied year, but one vacant month at $1,800 can exceed that difference. Compare realistic occupancy and turnover costs before chasing the highest headline price.
