What is the best accounting software for landlords?

Original ink and watercolor ledger, calculator and receipts for reviewing rental records

The short answer

The best fit is the system that supports your actual accounting work, produces usable exports and keeps records traceable at a sustainable total cost. Test it with one representative month before moving the portfolio.

Compare the workflow

Try rent receipts, a split expense, a refund, a deposit liability, an owner transfer and reconciliation. Check property-level reporting, permissions and export detail with your bookkeeper or accountant.

Price the full arrangement

Include subscriptions, payment charges, onboarding, integrations and the work needed to correct or export records. Confirm current plan limits directly with each provider instead of relying on an old comparison price.

Compare Rentari with each accounting alternative

Start with Rentari's rental records and the same representative month in each alternative. Official provider pages reviewed October 12, 2026 describe different offers; these are comparison tasks, not a tested ranking. Rentari's current Prime plan is $120 per year for up to 10 units. Scale adds $24 per additional unit per year to that $120 base. New paid subscriptions are billed annually upfront; a monthly equivalent is not a monthly billing offer. Accounting reports and exports are paid-plan features.

Rentari vs TurboTenant

In Rentari, review the saved property expense, receipt and report scope. TurboTenant's current plans list Free, Essentials and Pro, with built-in accounting on Pro. Check the same report and renter charges in its selected plan instead of carrying forward an old Premium price or unit-priced accounting add-on. Use Rentari vs TurboTenant for the broader rental workflow.

Rentari vs QuickBooks

Start with Rentari's property/unit records and paid Schedule E and QuickBooks export, then ask the accountant to inspect actual export fields and balances. QuickBooks Online plans have different users, accountant access, reporting and workflow allowances. Confirm how the chosen plan maps your properties, tenants, deposits and owner transactions. Compare regular pricing after a promotion, plus setup and any connector. An export does not establish an automatic or two-way sync.

Rentari vs Zoho Books

Review the same Rentari expense and rental report before comparing Zoho Books US plans. Zoho's Free plan has a revenue threshold; Standard includes bank feeds and recurring expenses, while approvals, roles and other tools differ across tiers. Check organization, transaction, user and scan limits. Quote any Creator template, integration or extra app separately; verify its permissions, records and support rather than assuming it is included in Books.

Rentari vs FreshBooks

In Rentari, distinguish a rent charge, completed payment, expense and refundable deposit before reviewing equivalent records in FreshBooks. Its Lite, Plus and Premium plans have different billable-client limits, so check what counts as a client and which accounting reports your plan provides. Include additional users, payment charges and the regular renewal price. Test the required property/report layout instead of relying on an unverified claim that accounting or integrations are absent.

Rentari vs Xero

Start with Rentari's saved rental activity and available report export, then compare the same month in Xero's US plans. Its Early plan includes bank reconciliation and document capture with invoice/bill limits; partner-created transactions can count toward limits. Include the price after the introductory offer and any connected rental system. Confirm the supported fields and failure handling; a provider's integration list does not prove a direct Rentari connection.

Check report accuracy, integrations and record access

Keep property, period and cash/accrual basis visible when comparing reports. Trace a receipt, split expense, refund, deposit liability and owner transfer to the underlying records. Review opening balances, unmatched bank rows and corrections with your bookkeeper. Imported transactions and receipt extraction still need review; a payment notification is not settlement.

For an integration, record the connector, plan, authorization, supported fields, direction and update timing. Inspect failed transfers and duplicates before repeating a submission. Identify the authoritative record for each amount and keep an export you can inspect. A scheduled transfer does not prove the books reconciled.

Review individual access, accountant permissions, authentication, retention, export formats, original-file retrieval, recovery and support terms. Check the provider's documented protection and the actual scope rather than treating a secure-connection badge as a complete security finding. Use Rentari's accounting guide and report guide to review available workflows. Software does not replace tax decisions or file a return merely by generating Schedule E information.

Example: the cheaper plan costs more time

One plan saves $20 monthly but requires two hours of manual reconciliation. Use your own time estimate and actual workflow results to compare total cost; feature counts alone cannot resolve the decision.

Common questions

Does a QuickBooks export establish an automatic integration?

No. Inspect the actual format and fields, reconcile the imported result and check duplicate/error handling. An export is a file handoff; a direct connection needs its own confirmed connector, permissions and supported records.

Does accounting software eliminate the need to review rental books?

No. Confirm source records, categories, deposits, refunds, opening balances and reconciled bank activity. Report downloads and tax-ready information do not determine deductions or file the return.

How should I compare an introductory accounting price with Rentari?

Use the same units, users, tasks and full billing period. Rentari's new paid subscriptions are annual upfront. For the alternative, include the regular post-promotion price, add-ons, payment costs, setup and record-export work.

Written and maintained by the Rentari team. Examples explain a decision; they are not customer results. This is general education.
