Answer · Move-outs & deposits

How long do I have to return a security deposit?

An owner and resident compare condition records, photographs and documents before preparing a deposit accounting

The short answer

Use the rule for the property and tenancy, including the event that starts the clock, required itemization and delivery method. There is no single national return deadline for every residential rental.

Identify the trigger and requirements

Check the controlling state and local rules and any applicable program requirements. Determine how possession, lease termination, forwarding information or other facts affect the process. Verify rules for estimates and later adjustments if work is unfinished.

Prepare before the deadline

Schedule lawful inspections, gather evidence and reconcile the amount held, required interest, permitted deductions and refund. Preserve the exact statement and appropriate proof of delivery. An unfinished contractor invoice is not automatically permission to ignore the deadline.

Example: repairs are still pending

If a contractor cannot invoice in time, check whether the jurisdiction permits an estimated item and what follow-up it requires. Use that actual process or obtain advice; do not invent an extension by writing awaiting invoice on an internal task.

Plan payment timing separately from the legal deadline

A transfer's processing estimate is different from the deadline to provide the required accounting and return. For example, New York General Obligations Law 7-108(1-a)(e) requires the statement and remaining deposit within 14 days after vacating for tenancies covered by that subdivision. Confirm its scope and any other controlling rules before applying it to your rental.

Check the lawful delivery method, any required agreement to electronic delivery and the payment destination before the deadline. Keep the actual itemization, delivery proof and payment reference together. Do not assume a pending refund, an old address or a platform estimate extends the time allowed; get qualified local advice promptly if delivery is blocked.

Follow the actual Rentari return status

Use Review and complete a security deposit return for the current controls. Check the lease, primary recipient, collected amount, deductions and any existing settlement. Review return prepares the figures; it does not send money. Online returns require an eligible original deposit payment covering the full return. Confirm the supported method shown rather than assuming any deposit can be refunded online.

A manual return with money due remains pending until you pay the resident separately and record the method, reference and date. For an online return, follow the existing settlement's recorded status and resolve any failure or attention message. Processing is not completed, and a completed platform status does not promise a bank-arrival time. Check the actual payment record before arranging another return, so a delay does not become a duplicate payment.

Common questions

Does a refund processing estimate extend the deposit-return deadline?

Do not assume it does. Identify the controlling deadline and lawful delivery requirements separately, then check the actual statement and refund records. Obtain qualified local help if payment or delivery is blocked.

Does confirming a manual deposit return pay the resident?

No. A manual return with money due creates a pending record. Pay the resident separately before recording its method, reference and date. Review the existing settlement status before arranging another payment.
