How do I collect rent online?

Illustrated rent ledger, receipt and coins for tracking rent payments

The short answer

Set up the correct property and lease, complete the payment provider's requirements, give the tenant verified instructions and reconcile the first payment. A setup confirmation is different from money received.

On this page

1. Prepare the account and records

Confirm the legal payee, bank details and any provider verification requirements. Match the unit, tenant, lease, charge amount and period. Reconcile opening balances before creating a new payment request so a prior payment is not charged again.

2. Explain the payment options

Tell the tenant which methods are available, the due date and any disclosed fees. Check the lease and local rules for required alternatives. Direct the tenant to the verified portal and explain how to contact support if the amount is wrong.

3. Set up recurring payments carefully

Use the tenant's authorized recurring-payment process. Confirm the selected amount or rule, schedule and funding source. Explain how to change or cancel future payments. A saved bank account alone is not a recurring payment authorization or a completed rent payment.

4. Review the first cycle

Check the transaction status and eventual bank activity. Record outside payments once, investigate returns and preserve adjustment history. Example: if a tenant paid by check while an online payment was pending, reconcile both before initiating another collection.

Check Rentari readiness before changing the collection routine

Follow the owner rent-activity guide for the current setup controls. Online collection requires eligible plan access and completed payment-account requirements. Read the specific readiness message and offered next step for account, identity or verification work; entering bank details or selecting an online preference alone does not establish that the renter can pay.

Save the intended collection preferences for the correct lease, then review Payment setup details. This choice does not itself create rent charges, change tenant payment access or authorize autopay. Give the renter the verified account path and Pay your rent guide, including how to resolve an incorrect charge or unavailable method.

Before switching routines, agree the first payment period and retained alternative, review outstanding or Processing payments and avoid overlapping collection attempts. Link the payment-method guide for current costs, required alternatives and practical method guidance. Review the actual checkout fees rather than assuming the subscription makes each transfer free. The tenant authorizes recurring payments; confirm actual transaction results separately.

Your next-step checklist

  • Verify payee and bank setup
  • Reconcile opening balances
  • Explain methods and fees
  • Confirm recurring authorization
  • Review the first payment cycle

Common questions

Can I accept partial rent payments online?

Confirm whether the selected payment workflow supports partial payments, and review the lease and applicable local rules before enabling them. Record the amount received, the remaining balance and any written payment arrangement. A partial payment does not by itself establish that rent is fully paid or resolve the lawful process for an unpaid balance.

Does collecting rent online automatically report it to credit bureaus?

No. Check whether a separate reporting service is offered, its enrollment requirements, fees, coverage and correction process. A payment receipt is not evidence that a bureau received the payment information, and reporting does not guarantee a higher credit score.

Does saving online collection preferences make my lease ready to receive payment?

No. Review the current account-readiness message, eligibility and setup requirements separately. Saved preferences do not create charges, change tenant payment access or turn on autopay.

Should I ask the renter to pay again while switching to online collection?

First review existing payment references and any Processing payment, plus the agreed first period and accepted alternative. A setup change does not redirect or cancel an existing transaction. Investigate its result before requesting another payment.
