Answer · Move-outs & deposits

Do I have to pay interest on security deposits?

The short answer

Some jurisdictions or tenancy arrangements require deposit interest or particular account handling. Verify applicability, calculation, timing and disclosure from the current official rule for your property.

Record the inputs

Keep the amount received, dates, account arrangement and any changes. Check whether the rule specifies an interest rate, a published schedule, account earnings or another method, and whether exceptions apply.

Reconcile payments and statements

Maintain a record of interest accrued or paid under the applicable process. Review annual, renewal and final-accounting obligations separately. Do not assume that earning no bank interest eliminates a statutory obligation.

Example: a deposit changes mid-tenancy

If an additional lawful amount is collected, record its receipt date rather than applying one assumed date to the total. Use the prescribed calculation and retain it with any required statement or payment evidence.
