The short answer
Confirm the property is in the City of Los Angeles, identify its rent and eviction protections, and review the complete California lease and applicable city documents before signing.

Identify the actual jurisdiction and rental
Confirm the full address, unit, parties, permitted residential use, proposed term, rent, utilities and services. A Los Angeles mailing address alone does not establish City of Los Angeles jurisdiction. County areas and other cities need their own review.
Use LAHD's RSO coverage guidance to check the actual property. The city explains that some replacement units can be covered and that a unit outside the Rent Stabilization Ordinance may still have Just Cause Ordinance protections. Keep the coverage evidence and any unresolved question with the draft; a state-labelled template does not decide local status.
Prepare the terms and required attachments
Start with the California lease preview and the complete lease-preparation guide. Confirm every name, role, date, amount and responsibility. Compare utility billing, parking, storage, smoking, ordinary pet rules and maintenance terms across the agreement and attachments. Review accommodation requests separately.
Determine which state and federal disclosures apply to the building and facts, including covered older-housing lead information and any applicable bedbug, mold, flood, shared-meter or other disclosure. Use the California law guide to locate current authorities. A fixed disclosure count or a pre-filled heading does not establish that the required information is accurate, attached or delivered.
Check current city notices and registration
LAHD's renter-protection guidance calls for the Notice of Renters' Protections for tenancies beginning or renewing on or after January 27, 2023, and posting in an accessible common area. It also describes the Notice of Right to Counsel at tenancy commencement in the tenant's primary language, with separate posting and later notice requirements. Obtain the current city versions and keep delivery records; naming a document in a lease does not deliver it.
For covered RSO units, review annual registration, the tenant's registration-certificate copy and required posting. Check current LAHD instructions for the actual property's status rather than assuming that software completes registration or supplies every city attachment.
Review rent, deposits and payment procedures
Check the applicable rent regime, permitted amount, increase timing, required notice and any approval process before proposing a charge. Rent-control coverage and just-cause protection are different questions. Use current LAHD instructions for the relevant period rather than treating a statewide ceiling as permission for this unit.
Review California deposit limits and exceptions, lawful deductions, required accounting and return timing. LAHD identifies deposit interest as an RSO obligation; check the current city instructions before deciding how interest is handled. Keep receipts, condition evidence and deductions distinct from rent. Do not treat a receipt-document exception as permission to omit an otherwise required itemization.
State the due date, payment route and lawful fee basis clearly. A template, software limit or another state's late-fee formula does not authorize a charge. Review any payment problem and local protections before preparing a notice.
Plan repair reporting and lawful access
Identify the repair contact, urgent escalation route, required services and how completed work will be recorded. Review the current habitability requirements for the actual agreement and property. A private clause cannot simply transfer every owner duty to the resident.
Check permitted entry purposes, notice, timing, consent and applicable exceptions separately from termination notice. A generic 24-hour statement does not authorize every visit. For unresolved conditions, record the report and response and obtain qualified guidance before withholding rent, deducting repair costs or relying on a universal waiting period.
Review renewal and departure before preparing a notice
A lease end date or a proposed 30- or 60-day notice does not independently establish a right to recover the home. Review the unit's actual RSO, JCO, state and program protections, lawful reason, required procedure and any applicable relocation obligation. LAHD's current guidance also addresses filing specified notices with the department; service on a tenant and filing with the city are separate tasks.
Do not change locks, remove belongings or interrupt services to bypass the lawful process. Review protected termination, mitigation, deposit accounting and belongings procedures for the actual situation with qualified local advice. Preparing a draft in software does not serve a legal notice or decide possession.

Common questions
Is a California lease enough for a City of Los Angeles rental?
Use it as a starting point. Confirm the actual jurisdiction, unit status, current state requirements and applicable city notices and obligations, then review the complete package.
Can I refuse renewal simply by giving 60 days of notice?
Notice duration alone does not establish a lawful non-renewal. Review actual rent and eviction protections, required grounds, notice content, filing and any relocation requirements with qualified local advice.
Does a lease template decide late fees or repair-and-deduct rights?
No. Check current authorities and the actual facts before charging a fee, withholding rent or deducting repairs. A software default or generic waiting period does not settle those questions.
Are all city attachments automatically included in the generated lease?
Do not assume that. Compare the actual signing package with current official instructions and add the required documents through the offered workflow before sending.
