Answer · Leases & renewals

Do I need a pet addendum in my lease?

The short answer

When ordinary pets are allowed, a clear written arrangement can document the animals, responsibilities and permitted charges. Disability-related accommodation requests require their appropriate separate review.

Describe the arrangement accurately

Identify the approved animal or animals, applicable conduct rules, care of shared areas and how damage is handled. Check any deposit, fee or rent restriction before including a charge. Keep the addendum consistent with the main lease.

Recognize a different request

Do not automatically apply ordinary pet terms to a disability-related accommodation request. Use current fair-housing guidance and qualified advice for the circumstances, limiting sensitive information to what is permitted and necessary.

Example: a later animal request

A resident who previously signed a pet addendum requests an accommodation for another animal. Record and evaluate that request through the relevant process. Do not decide it solely from a pet-count field or automatically add a charge because the software offers one.
