What are the best apps for landlords?

Archive topic 2024
A rental owner uses her phone to photograph a duplex exterior, then organizes the property photograph and records at a desk

The short answer

Choose the app that completes your actual rental tasks on the phone you use. Check readable labels, notification controls, photo and document uploads, saved records after connection problems, resident access, recovery and total fees. A store rating or long feature list does not establish the best fit.

Test one complete rental on your phone

Find the property, unit, resident and lease, then follow a payment record, repair request and supporting document. Check the full address and unit before acting. Use a provider walkthrough or permitted trial without submitting a real payment, screening order or resident message just to explore.

Read field labels, dates, balances, fees and error messages on your usual phone. Increase text size and open the keyboard: important labels and actions should remain visible, scrolling should work, and controls should be comfortable to tap. Check back navigation and how the same saved record looks on a larger screen.

Include the handoffs that matter to your rental: listing facts and photos, lead replies and an application invitation, an authorized screening report, the correct lease and signature status, charges versus completed payments, a repair request with retained photos, and an expense with its receipt. Ask which steps run in the app, open a website, need another role or require a paid plan. Confirm that a reminder or prepared document has not been mistaken for a completed action.

Compare Rentari with six apps by the work you need

Official pages reviewed October 6, 2026 describe different mobile workflows. These examples help you choose what to test; they are not a ranking or a promise that every browser feature is included.

Rentari versus each provider: mobile scope and a useful trial task
ComparisonPublished scopeCheck before choosing
Rentari mobile baselineCurrent iPhone and Android listings describe rent status, conversations, maintenance and reviewed AI suggestions. Features depend on role, property and plan.Confirm the required task in your installed version. Rentari's current mobile pages direct vendor accounts to the website; confirm role support in the installed version. Review current plan and payment availability; the website brings together the broader rental workflow.
Rentari vs. TurboTenantIts mobile overview describes listings/leads, applications and screening, payments, expenses, maintenance and messages.Follow one listing inquiry into an application, then inspect a payment status and retained receipt. Confirm the actual app version, plan, report charge and signing route.
Rentari vs. StessaIts mobile help describes receipt scans, transactions, dashboards and reports; manual transaction splitting and merging are not supported in the mobile app.Review the matched receipt, property/unit and report download. Check whether the next accounting action needs the website. Use the current broader comparison for pricing and leasing differences.
Rentari vs. LandlordyIts overview describes device-based rent/expense records, invoice sharing, cash-flow reports and appliance-service reminders. Its pricing page lists one unit on Free, two on Mini, ten on Plus and unlimited units on Pro; upgrade prices are shown in-app for your region.Check your edition's export and backup. Its support page says moving a backup replaces the destination data and does not provide live device synchronization. Its privacy policy describes optional device-cloud backups and third-party sharing; local records do not remove those privacy decisions.
Rentari vs. BuildiumIts owner-portal page describes mobile owner access to reports, contributions, documents and tasks. It distinguishes that owner portal from the Resident Center.Compare the actual role: a manager's owner portal is different from operating your own rental in Rentari. Check who controls reports, documents and contribution requests, then inspect the equivalent record in your Rentari role.
Rentari vs. AppFolioIts FolioSpace help describes a resident app for payments, maintenance and documents. Some routes depend on the property manager enabling them; a payment confirmation does not mean funds cleared.Compare the resident invitation, enabled payment and repair routes with Rentari's resident role. Verify the manager's separate workflow separately; a resident app does not establish landlord administration access.
Rentari vs. RentRediIts mobile overview lists landlord payments, screening, leases and repairs, plus resident payments, signing and video repair requests.Compare your required task in RentRedi and Rentari, including attachment type, signing status, role and current plan charges. A provider's video-upload claim does not establish identical media support in Rentari.

A recorded rent payment, a bank transfer and an automatic invoice are different functions. Do not treat a device-based ledger as a tenant-payment portal, a receipt scan as a reviewed expense, or a software request as completed physical management. Compare current billing and recovery terms instead of copying an old store rating or provider price.

Compare Rentari with five property management apps

Start with Rentari's mobile information and current plan, then compare the same rental task, account role and billing period with each alternative. Official provider pages checked October 12, 2026 describe different offers. These are selection questions, not a tested ranking.

Rentari vs TurboTenant

In Rentari, check the required property, application, payment record and repair route in your current role and plan. TurboTenant's current pricing separates Free, Essentials and Pro software from its human management service. Confirm accounting access, screening charges, payment fees and who pays. Use Rentari vs TurboTenant for the broader comparison; an older Premium price or accounting-add-on description may no longer apply.

Rentari vs Landlord Studio

Start with Rentari's bookkeeping workflow and check a saved expense with its receipt. Landlord Studio's current plans include GO for up to three units, plus Pro and Pro Plus with different bank-feed, document, user and reporting limits. The page also lists maintenance requests and tracking. Check the actual mobile handoff and selected unit-count quote rather than assuming accounting focus excludes maintenance or that every plan has identical tools.

Rentari vs Stessa

In Rentari, review the same property's income, expense, supporting receipt and repair record before comparing reports. Stessa's current Essentials, Manage and Pro plans list maintenance requests and tracking, with different reporting and signing allowances. Compare monthly versus annual billing and the signing volume you need. Follow Rentari vs Stessa for broader plan differences and use the mobile checks above for actions that require a website.

Rentari vs Houseshare AI

Start with Rentari's actual unit, room, resident and charge records; confirm the task in the role you will use. Houseshare AI's published offer distinguishes Starter, Plus and Pro, shared-home AI tools and portfolio/team scope. Its page shows prices in pounds. Confirm regional eligibility, store billing, supported devices and payment setup directly; do not translate an old dollar price into a current quote. A bill split, amount marked sent and settled payment must remain distinguishable.

Rentari vs AppFolio

Begin with Rentari's current portfolio cost and landlord permissions. AppFolio's current plans use quotes; Core states a minimum spend and 50-unit minimum. Compare the selected management plan, support and mobile tasks instead of an old per-unit figure. Use Rentari vs AppFolio and distinguish landlord administration from the resident portal described above.

Choose from the work you can complete, the records you can retrieve and the total cost you can confirm. If AI drafts a listing, reply or maintenance summary, verify facts, recipients and the proposed action before using it. Phone access and push alerts help you follow up; they do not guarantee rent settlement, dispatch a responder or complete a repair.

Distinguish browser, home-screen and store apps

A phone website, a home-screen web app (PWA) and a store-installed app can expose different workflows. Record the device, operating system, browser or app version and account role used for the review. Check each required task in that version instead of assuming the desktop feature list applies everywhere.

Confirm supported devices, updates, install destination and sign-in method through the provider's current official information. An app icon or repository screenshot does not establish current store availability. A home-screen shortcut does not by itself prove offline operation or notification support. Use Rentari's current mobile information and landlord orientation to choose the appropriate starting route.

Start with the correct account role and current official install link. TurboTenant's source describes separate landlord and renter apps; Rentari's mobile information explains its available starting routes. Use the existing account when appropriate, then confirm the intended property and permissions before importing or submitting anything. If a record is missing, inspect its saved status and filters before recreating it; changing an applicant's status can move the record to another view.

Check alerts and permissions deliberately

Review app or browser notification controls alongside the phone's notification settings. Check allowed categories, lock-screen previews and what opens when an alert is selected. If alerts are blocked or unavailable, identify the ordinary inbox or saved-record view you can check instead. A notification is not proof that a payment settled or a repair finished.

Browser notifications need user permission and support varies by browser and device; Mozilla's notification reference explains these limits. Do not promise reliable delivery merely because a setting exists. Check camera and photo-access requests when the relevant task needs them, and confirm the workflow explains a denied permission without hiding the next step.

Verify photos, documents and saved attachments

Check how the version you use takes a photo, selects an existing image or uploads a supported document. Review file type, size, legibility, orientation, property or unit, and any limit on retained attachments. A file selected on the phone is not yet a saved attachment.

Open the saved record and its retained file after upload. If an expense saved but its receipt failed, attach the receipt to the existing record instead of creating another expense. In Rentari, the receipt-scanner guide separates extraction, review and the final expense save. Do not assume every phone or browser form retains the same number of photos.

Check weak-connection recovery and resident access

Ask for a demonstration of what happens when a connection is interrupted: an unsaved draft, an upload waiting or needing retry, a saved record, and an unconfirmed submission should be distinguishable. Reconnect and inspect the existing record before repeating an action. Check for duplicate charges, requests or expenses rather than repeatedly tapping Submit.

Rentari's browser can show a reconnect page when navigation fails. That is a recovery screen, not a promise that new changes were saved offline. Confirm the server-backed result after reconnecting. Do not assume the native app and browser have identical offline behavior.

Check the resident's actual invitation, sign-in, lease or unit access, and the features allowed by the landlord's plan. Review the resident payment and repair routes from that role without exposing another rental's records. Identify how a resident gets help or uses an agreed alternative when a device or permission cannot support the task.

Compare costs, recovery and record retrieval

Use each provider's current pricing and terms to record the subscription period, unit limits, payment fees, screening charges, optional services, renewal and cancellation. Note who pays, whether a feature is live on the selected plan, and any store-billing difference. A free download or free subscription does not make every feature or transaction free.

For Rentari, check current plan access and fees, subscription terms and privacy handling. The current Free plan marks online rent collection as coming soon; do not treat that as an enabled collection feature. Read the fee and payer information in the actual paid workflow before approving a charge.

Review password recovery and the lost-device process before depending on one phone. The password-reset guide explains the account recovery route. Ask what records and original files can be retrieved, in which formats, and under what limits. Rentari's data-export guide distinguishes an account JSON export from report downloads or a contact CSV. Inspect coverage and keep private copies; an export is not a tested full restore.

Your mobile-selection checklist

  • Record your device, browser or app version, role and required tasks.
  • Read labels and saved records with larger text and the keyboard open.
  • Check notification settings, privacy and an ordinary follow-up route.
  • Review camera/document permissions and the actual saved attachment.
  • Verify connection-recovery states and inspect the record before retrying.
  • Check resident access and current plan restrictions.
  • Compare all fees, payers, renewal and cancellation terms.
  • Confirm account recovery, export contents and original-document retrieval.

For a broader comparison, use one realistic rental workflow and the rental technology checklist. Choose from observed results and documented limits rather than a universal winner or a stale store ranking.

Common questions

Does a home-screen app prove that edits work offline?

No. A shortcut or cached reconnect screen does not prove that a new payment, expense or repair request was saved. Reconnect and verify the actual record before retrying.

Should I compare only app-store ratings?

No. Ratings and versions change. Test the required workflows, current fees, device support, permissions, resident access and record retrieval.

Is a selected photo already attached to the record?

No. Wait for the upload and save result, then open the record and retained file. Review limits and attach a failed receipt to the existing expense instead of duplicating it.

Does an account export restore the whole rental workspace?

Do not assume so. Inspect the available format and contents, retain original files and ask about a documented restore process. Report downloads and contact exports can have different coverage.

How should I start using a landlord app?

Use the current official install route and correct account role, sign in to the intended account, and confirm property access. Check one saved task and current costs before moving live work. An app name or icon color can change.

Does a free app download mean every rental task is free?

No. Compare subscriptions, screening, signing, processing and optional-service charges, including the payer and current plan. Free download availability does not establish feature access or a fee waiver.

Does a mobile repair notification provide emergency response?

No. Check the saved request and actual responder. Use the appropriate urgent or emergency contact when needed; software notifications do not dispatch or complete physical work.

How does Rentari compare with a resident or owner portal?

Compare the same role and task. A resident app, a manager-provided owner portal and a landlord administration app can expose different permissions, payment routes and documents. Verify actual access in each installed version.

Can I manage rentals from my phone while I am at work?

Check the required task in your current device, version, role and plan. Compare Rentari with each alternative using the same payment record, repair request and document. Use notification controls and an ordinary inbox for follow-up, then confirm the saved result. Phone access does not guarantee an alert, settled payment or completed repair.
