The short answer
Compare Rentari separately with eight accounting tools using the same rental records, reporting basis, permissions and exports, then price each complete arrangement.
On this page
Start with Rentari's accounting workflow
Start with Rentari's rental accounting workflow, then compare it separately with each provider below. Define the same month, properties, accounts, reports and people for every comparison. Rentari publishes this guide and sells rental software; use the official sources and your own demonstrations to evaluate the published descriptions.
Rentari's accounting data, manual expense entry, bank feeds, reconciliation, report runs and exports require a paid plan and the appropriate financial role. Report-catalog browsing is separate from running a report. Receipt images or PDFs can support an expense record; verify the selected report's scope and available format before sharing it.
Prime is $120/year for up to 10 units; Scale adds $24/year per additional unit. Screening and payment charges are separate. Free-plan online rent collection is currently marked coming soon. An overview chart, statement or export is useful only within its actual coverage and does not certify a complete ledger.
Follow Run reports for the same records and scope. Rentari supplies software and original written guidance; a report does not make Rentari your accountant, file a tax return, certify the books or guarantee a deduction.
Define the books before comparing tools
Start with the legal owner, entity, properties, units, bank accounts and people doing the work. An owner recording their own rentals and a manager handling money for other owners can need different accounting, permission and legal arrangements. Identify any applicable client-money requirements with qualified local help; a property label is not an answer to those obligations.
Agree with your bookkeeper or preparer on the reporting period, accounting method, opening balances and required outputs. Separate an income-and-expense view from a complete ledger, balance sheet, cash-flow statement and tax preparation records. Check what each report actually includes. Switching a report display does not necessarily change the tax accounting method; method changes can require IRS approval. Use IRS Publication 583 and the applicable year's rental-property guidance with the preparer, rather than treating a software category as a tax determination.
Compare Rentari with each accounting provider
Each row compares Rentari with one provider using current public workflow descriptions reviewed October 8, 2026. Keep the same records and required outputs in both systems. Verify the selected edition, plan, connector and report; a public feature listing does not establish your account's entitlement.
| Comparison | Rentari | Provider's published workflow | Same-record test |
|---|---|---|---|
| Rentari vs TurboTenant | Paid rental accounting and report runs in a connected rental workspace. Verify which records feed each report and any collection fees. | Accounting Help describes REI Hub-powered accounting with rental property and rent-payment synchronization. | Correct unit configuration, what synchronizes, duplicate prevention, current accounting subscription and billing unit. |
| Rentari vs RentRedi | Paid manual expense entries, image/PDF receipt attachments and report runs/exports. Verify correction and source-record scope. | Current Accounting Suite Help describes included expense and receipt tools, P&L and Schedule E summaries. A separate REI Hub arrangement is optional. | Included Suite versus additional accounting, actual reports and exports, bank-feed review and the selected subscription. |
| Rentari vs Landlord Studio | Paid report runs/exports; report-catalog browsing is separate. Confirm formats, selected scope and the user's financial role. | Report Help describes property/unit filters, different report and export entitlements, and view-only accountant access. | Available report, PDF versus editable export, accountant correction workflow and current tier/seat quote. |
| Rentari vs Buildium | Paid accounting with financial-role checks. Verify entity/owner boundaries, reconciliation and the actual report coverage. | Current plans combine property accounting with a management workspace; payment, signing and other usage charges vary. | Owner/entity books, reconciliation, current roles, necessary reports, setup charges and fee payer. |
| Rentari vs REI Hub | Paid accounting alongside rental operations. Test required statements, transactions, receipt links and the actual report coverage. | Rental accounting features include property/unit P&L, a portfolio balance sheet, rental templates and receipt records. | Free versus Professional automation, unit count, report scope and the operational handoff to your rental workspace. |
| Rentari vs Xero | Paid rental accounting and operational records. Confirm entity allocation, report basis and required export formats. | US plans offer general accounting, bank reconciliation and capture/report tools with different limits and add-ons. | Rental/entity allocation, invoice and bill limits, connected payment workflow, permissions and report/export detail. |
| Rentari vs QuickBooks Online | Paid accounting with separate financial-role controls. Confirm permitted viewing, corrections, report runs and exports. | Current plans differ in allocation and user tools. The advertised Free plan excludes accountant access. | Property/entity configuration, required classes or locations, accountant access and separate report/attachment exports. |
| Rentari vs Zoho Books | Paid accounting with financial-role checks. Confirm the permitted entity/property scope and required reports/exports. | US plans set organization, revenue, user and usage limits. Bank feeds and custom roles differ by tier. | Free-plan eligibility, transaction limits, receipt capture, bank feed entitlement, allocation and accountant permissions. |
Do not carry an old introductory offer, maximum-user number or integration absence into a decision. Where pricing and older Help labels disagree, obtain confirmation of the selected plan, renewal price and actual enabled workflow. None of these descriptions guarantees that a connector, report or payment method works for every bank, country or ownership structure.
Rentari vs QuickBooks: verify the property allocation design
Start with the same rental month in Rentari: review the property or unit assigned to each supported entry and inspect the report's actual scope. A Rentari subportfolio groups properties; it does not create a separate legal entity or isolated accounting account. Then agree with the bookkeeper how the selected QuickBooks edition will represent the same books and allocations.
Current Intuit guidance places QuickBooks Online class tracking and location tracking in Plus and Advanced. Class settings offer a whole-transaction or row-level assignment and an optional warning for missing classes. Verify which setting fits a supported shared expense, then inspect the saved allocation and report rather than assuming the label guarantees a property total.
Count the allocation labels needed as well as the rentals. Intuit's current usage guidance lists 40 combined classes and locations for Online Plus and unlimited for Advanced, with active items counting toward the limit. Check the selected account's actual usage and entitlement before pricing the arrangement. A property count alone does not establish the number of company subscriptions required.
Use the existing shared-invoice example and review one item with a missing allocation. Compare what each system shows, who corrects it, and whether the property and portfolio totals still reconcile without double-counting. Confirm the owner/entity boundaries with the qualified reviewer; a reporting class, location or software filter does not settle those boundaries. Online instructions should not be applied unchanged to Desktop.
Follow a transaction from its evidence to the report
Choose a representative closed month and keep the bank statement, receipts, rent records, deposit record and loan statement together. Use authorized, minimized information for the evaluation; a written review does not require uploading residents' private data to every vendor.
Trace each item through capture, matching, classification, booking and reporting. A bank withdrawal is evidence of a payment, not proof of a deductible expense. A receipt suggestion or rule needs review of the amount, business purpose, property and treatment. Record who can correct it and how the correction remains traceable. Follow the bank-feed and reconciliation guide for imported, matched and reviewed records.
Test a duplicate import and two legitimate similar payments. Confirm what is skipped, flagged or booked, and how you recover. If a save result is uncertain, retrieve its status before trying again. Do not repair an unexplained difference with an unsupported balancing entry.
Reconcile the same period and basis
Compare opening and closing bank balances with the statement and the actual book records. Explain outstanding items, fees, refunds and transfers. A rent roll records scheduled charges and tenancy information; it is not the same as cash received. A payment marked collected, a bank payout and a booked rent receipt can have different dates and totals.
Try a partial rent payment, a refund, a refundable deposit, a split expense with a receipt, a loan payment and an owner transfer. Check that deposit liabilities and financing flows do not become ordinary rent or operating expenses merely because money moved. Have the preparer review advance rent, retained deposits, capital work and other tax-sensitive treatment. Use the same dates, entity/property scope and basis across tools; record any report coverage difference. The financial statements guide explains why profit, bank cash and what you owe answer different questions.
Check accountant access and authority separately
List the people who need to view records, enter expenses, correct categories, approve work, reconcile, export or initiate payments. An accountant invitation may allow only viewing. A property filter may change a report without restricting access to the underlying portfolio. Check the actual role and entity boundaries rather than sharing the owner's password.
Rentari checks the user's financial role separately from the paid accounting entitlement. Review access to viewing, corrections, report runs and exports in the selected rental workspace; a property filter does not itself create a separate legal entity or restricted account.
- Rentari versus Landlord Studio: Rentari's accounting and export workflows require the appropriate financial role. Landlord Studio's report Help describes view-only accountant access. Test who can correct the same record in each arrangement.
- Rentari versus QuickBooks Online: Rentari checks financial access separately from subscription access. QuickBooks Online's current US Free offering has no accountant access; inspect the needed paid edition and role when comparing collaboration.
- Rentari versus Zoho Books: Verify the permitted Rentari financial role, property scope and export. Zoho's role documentation distinguishes predefined roles, custom permissions and configured segmentation. Test the selected permission in each tool instead of assuming an invitation grants corrections or payment authority.
Keep resident identifiers and bank details restricted to the people who need them. Bookkeeping access, payment authority and tax preparation remain separate responsibilities.
Price the whole arrangement and its payer
Write down the current standard and renewal subscription, billing period, units or organizations, seats, bank connections, onboarding and required add-ons. Include receipt capture limits, connectors, extra reports, tax-form services and correction work where applicable. A monthly equivalent is different from the amount and commitment charged upfront.
For any collection workflow, record the eligible method, setup fee, transaction charge, who pays, return/dispute charges and settlement conditions. Evaluate permission to pass a fee to a resident under the actual agreement and applicable rules. A free subscription does not make all payments free, and importing a transaction does not collect or settle money.
Compare the complete first year and ordinary renewal using your own volume and measured review time. Keep the quote date and unresolved items with the worksheet. Leave uncertain costs as questions to resolve; do not replace them with an old comparison price.
Prove the export and cutover before moving books
Download the necessary report and detail, then locate a selected transaction's receipt. Record the date range, basis, property/entity scope, totals, filename and format. A PDF may be useful for review while a structured export is needed for a new system. A screen filter does not establish that the download uses the same scope.
QuickBooks export Help uses separate paths for reports/lists and attachments. Check the corresponding download process for every candidate. A report file is not automatically a complete backup or a supported import into another product.
Agree on the cutover date, verified opening balances, outstanding deposits, unpaid charges, unreconciled items and receipt links. Keep a readable authorized backup and correction log. Decide which system owns each record and how corrections are handed off so a connected feed does not book the same event twice. Verify replacement access before ending the old arrangement.
Your next-step checklist
- Define the owner/entities, properties, accounts, accounting method and required reports.
- Confirm the current edition, plan, connectors, units and people allowed to work.
- Trace a month's rent, refund, deposit, split expense, loan and transfer to supported records.
- Test duplicate handling, correction history and recovery from an uncertain save.
- Reconcile the statement and compare reports using the same period, scope and basis.
- Verify view, correction, approval, payment and export permissions separately.
- Compare complete first-year/renewal costs and record transaction fee payers.
- Prove detail and receipt exports, backups and opening-balance handoff before cutover.
Choose the arrangement whose tested records, permissions and costs fit the actual work. Review unresolved accounting and legal treatment with qualified professionals before relying on it; a feature count or national winner cannot decide those questions.
Find Rentari's setup, loan and tax-record guidance
Use the same records from this comparison to follow Rentari's own accounting guidance. Start with the selected paid plan and appropriate financial role; reviewing a guide does not enable a bank connection, payment, report run or professional service.
- Starting books and imports: Get started with accounting covers property scope, the bookkeeping start date, accounts and opening records. Review existing history before importing overlapping periods. Common accounting questions separates imported activity, booked records, reports and actual money movement.
- Loans: Loan payment suggestions uses a dated principal balance and supported payment details. Compare the actual lender statement before recording principal, interest and escrow. A saved suggestion does not prove the split or establish a complete opening debt entry.
- Depreciation and tax records: The annual fixed-assets review distinguishes reviewing a new year from linking already-posted history. Schedule E report guidance covers the selected year, property, category lines and offered adjustments. Reconcile history and inspect the export with your preparer; a report does not determine deductions or file a return.
- Property groups: Subportfolio guidance explains assigning properties and inspecting the report filter. A reporting group is not an independently isolated accounting account, legal entity or rent payout destination.
Keep the original source documents and the reviewed result together. Resolve unsupported history or treatment through the relevant record and qualified reviewer; do not fill a missing report or connection with another provider's advertised capability.

Common questions
Is there one best accounting tool for every rental owner?
No. Compare the actual entities, reporting method, records, permissions, exports and total cost with one representative month. A national ranking cannot verify your required workflow.
Does a free plan include all accounting and payment tools?
No. Check revenue or usage eligibility, accountant access, report formats, bank feeds, add-ons and transaction fees. A free subscription and a free payment are separate questions.
How do Rentari and RentRedi separate included tools from extra accounting?
Rentari paid plans include its accounting and report workflows, with fees for screening and payments separate. RentRedi current Help describes a built-in Accounting Suite and an optional additional REI Hub arrangement. Confirm the current plan, enabled reports, complete subscription and usage costs for each.
Can an accountant invitation authorize payment or corrections?
Not by itself. Some roles are view-only, and payment authority is separate. Verify the current plan, role, entity access and export rights without sharing the owner's password.
Is a Schedule E summary the same as filing a tax return?
No. It organizes records for review. A qualified preparer still needs the correct filing year's rules, ownership, accounting method and supporting facts; software categories do not guarantee tax treatment.
What should I keep before switching systems?
Preserve authorized report and transaction exports, linked receipts, scope and basis, verified balances, deposit liabilities, outstanding items and a correction log. Confirm supported import and replacement access before ending the old arrangement.
How do I start or bring earlier accounting records into Rentari?
Prepare the property scope, bookkeeping start date, accounts and reviewed opening records. Compare existing entries with the dates of each import before booking activity; overlapping imports can duplicate history. Follow the getting-started and accounting-question guides, then reconcile a saved report against supporting records.
Does a saved loan payment suggestion prove the payment split?
No. Review the dated principal balance and the actual lender statement before recording principal, interest and escrow. Extra principal, interest-only payments and changed escrow can differ from a suggestion. Review the separate opening journal; a tracker balance is not automatically a complete debt entry.
Where do depreciation and Schedule E records fit?
Review the annual asset schedule and already-posted history separately, then inspect the report year, property, category lines and offered adjustments. Avoid duplicating a posted deduction. The report supports preparation and review; it does not establish tax treatment or submit a return.
Does a subportfolio create a separate legal entity or isolated accounting account?
No. It groups properties within the existing authorized portfolio for supported reporting. Review assignments and report filters separately. Legal entities, access boundaries and collection destinations require their own checks; a group does not create another provider’s separate accounting subscription.
Does every rental property need its own QuickBooks subscription?
Do not assume that from the property count. Establish the owner/entity books and reporting requirements with the bookkeeper, then confirm the selected edition, allocation tools, account limits and full quote. Property labels and separate company books serve different purposes.
Is QuickBooks class tracking the same as a property report or separate entity?
No. It is an allocation tool in the selected edition. Review assignment settings, supported transactions, missing labels and the actual report totals against the same Rentari records. A class or location does not itself create separate legal books, restricted access or a guaranteed tax result.
