Understand applications, screening and reference checks

Know which information comes from the renter and which comes from a screening provider.

Review the application

The application records answers and documents supplied by the applicant, such as rental history, employment and income. Review completeness and the applicant’s role.

Review screening separately

A screening request requires its own consent and identity steps. Wait for the provider’s recorded result rather than treating a submitted application as a finished background check.

Handle references separately

Use the reference details supplied in the application only for the intended rental review. A listed previous landlord is not a completed reference report; review the authorization and any follow-up you actually performed.

Check the result

  • You can distinguish applicant answers, a provider report and a reference check.

FAQs

Does every occupant need the same application?

Follow the property’s application instructions for tenants, occupants and co-signers. Ask the leasing team if a role is unclear rather than submitting a duplicate application.

Can a landlord pay for screening?

Read the payer offered in the screening request before submitting. A payer choice in that flow does not change an earlier payment or automatically refund the applicant.
