Review a move-out deposit settlement

Review deposit deductions, confirm the return method, and follow the resulting status.

Before you start

  • Select the correct lease and primary recipient, and compare Deposit collected with the lease amount and any prior settlement.
  • Gather the deduction descriptions and supporting receipts or photos before reviewing the return.

Choose the lease and review the deposit

Open Return a security deposit and select the lease. Check the property, unit, recipient, Deposit collected, and any prior settlement.

Review deductions and the return method

Choose the Return method and add each deduction with its description, amount, and supporting files. Select Review return and check the calculated return and the method available.

Confirm and follow the result

If the details are correct, enter the requested confirmation and select Confirm return. Follow the recorded status; use Refresh refund status for an online refund when available.

Check the result

  • Review return shows the proposed calculation and available return method before confirmation.
  • An online return has a recorded refund status; a manual return remains pending until its separate real payment is recorded.

FAQs

Why is Deposit collected different from the lease deposit?

The lease amount and recorded collected liability are different values. Review the actual deposit payments and any earlier settlement before confirming a return. Do not assume the contractual amount was collected.

A prior settlement is shown. Should I start again?

Review the existing status and its next-step message first. Refresh an online refund status when offered, or complete the existing manual-payment record after paying separately. Starting over risks arranging the same return twice.
